Decent Building but Creepy Super

Pros:
The units are large and pretty good for noise control
Cons:
The super was very creepy towards me (a woman in my twenties), and said some inappropriate things to me over text. Also, the bathtub consistently drained extremely slowly despite trying many methods to fix it. There was a roach problem when I first moved in but it cleared up within a few months with exterminator visits.

The Super of the building was relatively nice, kind and responsive.
Cons:
There was a crazy woman living on the 2nd floor, I was living above her, and it was impossible to sleep, or just live there. The crazy tenant would put loud noises, such as sirens, banging sounds, crying sounds and music at night. She would also physically hit the walls and ceilings. I had called 311 many many times and even after police confronting her and talking to her, nothing changed. They couldn't do anything about it. I had also called the landlord multiple times, but he did not do anything about it and didn't seem to care. Eventually, ran away as soon as I found another apartment that I could afford. Sad because I paid over 2k for the broker and didn't even have the chance to properly live in the apartment.
Advice to owner:
Be more responsive, try to address issues.

Extreme cockroach issue, dirty with burn marks on top floor, weird smell, no more laundry room (I remember a cockroach came out of the machine once)
Advice to owner:
We are humans as well, invest a little bit more in your properties

A lovely place to live

Friendly and flexible management, friendly and respectful neighbors, great apartment size, great location, laundry in the building, generally resolved most issues on time, elevator in the building, heat and hot water pretty much always working, allowed me to have my cat. I genuinely enjoyed living in this building the most out of any place I've lived in NYC and that's why I renewed the lease for two years after the first year was up. I'd renew it again if I could afford to.
Cons:
Pests. I understand it's a pre-war building and it's NYC, so it's bound to happen anywhere, but there was a roach infestation at least once a year. I would clean my apartment religiously and use all sorts of roach treatments, as well as have the exterminator visit my apartment once a month, and there was still a roach infestation at least once a year. Regardless of whether or not there was a roach infestation in my actual apartment unit, there were always roaches all over the basement because the garbage was always left inside for some reason. That was the only building I've lived in where the garbage was left inside. I think this largely contributed to the roach issue, personally.
Advice to owner:
Put the garbage outside, especially in the summertime.

The Mold Should Be Paying the Rent

Super amazing volunteer super, he is always there to help
Cons:
Mold in the bathroom that doesn't go away (only offered to paint over it instead of getting rid of it), in building washer keeps breaking and destroying clothes and they refuse to get rid of it or fix it, OVERCHARGES FOR RENT (rent is less on legal paper than what we are told to pay), thin walls so neighbors and everyone hear you no matter what, illegally split our bedroom in half and gave it to the other apartment and they constantly complain to me about noise even though I hear them fighting as well.
Advice to owner:
start paying the volunteer super he is amazing

No one really bothers you. Its location is amazing, it has laundry in building and it’s relatively safe.
Cons:
The roaches. But we were able to keep them away from our room, the building does have a problem with them though. Also the super is never there and I think they give random tenants access to cameras.
Advice to owner:
Just make the old man the super since he is basically the super

Views are amazing. Units are large size. Parking lot in back
Cons:
Extremely dirty, mopped once 1-2 months. Garbage chutes filled with pests and dirty. Outside is never cleaned, garbage everywhere. Drug paraphernalia in lobby and never enforced. Strangers smoking from pipes in lobby. Feels unsafe. Families with kids do not feel safe. Packages stolen constantly. Repairs done after hours. Neighbors have no respect with noise volumes. Management rude and lacks care. New elevator replacement done, already disgusting and broke multiple times. New washers installed, not affordable for tenants and already molded and disgusting. Machines never services and dust vents never maintained (fire hazard). Old mold and chipped paint in apartments just painted over for next tenants. Mice issue. Cockroach and water bug issue. Etc etc
Advice to owner:
Clean up the establishment. Make tenants feel safer by enforcing rules. Maintain cleanliness and repairs.

Management is completely unresponsive, any issues that i have Only get resolved quickly because of the nice guy who lives on the 6th floor. I dont Think he even works there he just helps out when he can

Please pay for my carbon monoxide/fire alarm and fire extinguisher it’s literally so hazardous and I’m pretty sure a violation?

Pros:
Building has a washer, dryer in the basement, has a elevator and a multi vehicle garage complex.
Cons:
The superintendent pretty much lives in the basement and has a substance abuse problem which he supports by renting out various garage spots that are not being used by doctors who don’t use the garage at night or weekends. The garage door / security has been broken for years which allows the homeless to do drugs in the garage and utilize the garage as a bathroom all because the super wants his sublease tenants to have access to the garage. The place hasn’t been cleaned in years. If you ever have a problem, the super intended replies with a “ No my problem, landlord no pay! What I going do? Noooo I’m sorry not my problem “ and the heat doesn’t turn on once in a blue on cold days which leave you sick. The elevator goes out of services frequently. Roach problems. Once the entire building went without propane for months because of a gas leak so we all had to use electric range tops. The landlord / manager that runs the place is your typical save every penny type cheap. People
Steal packages from time to time as well.
Advice to owner:
Fix the locks for the garage. Install cameras in the building and garage. Clean the place at least once a month. Hire a real super that knows how to spell.

Great super, not as good landlord

Pros:
Very nice live in super that keeps the building very clean, specially during pandemic. Good safety measures. Prime location, good laundry.
Cons:
Super solves almost everyhing, but in case you need anything from the landlord, wont be that easy. It took LONG years to replace the elevator, that used to be broke all the time. 2020 finally they did, after tons of law suits.
Old building anyway - floor noise is a current issue between neighboors.
Advice to owner:
Value your super. They keep that along and a great place to live. Do your part - support them when they need.

Spacious, super is always responsive, laundry room.
Cons:
Roach and mice, elevator is always not working, floors are very weak, squeaky.
Advice to owner:
Floors are very squeaky and can hear other neighbors, basement needs to be clean more to avoid roach and mice, elevator is always broken but currently improving on a new one. Tenants should control the heat in each apartment sometimes it can be too hot or too low. Outside windows should be cleaned, very dusty. A bike area should be installed.

Spacious affordable digs, but the super is Napoleon

Relatively spacious apartments in a sturdy prewar building. Rent stabilized and below market. Midwood is statistically the safest neighborhood in NYC. It’s so quiet at night you can hear a pin drop. Four blocks from the Q train, which is just far enough away so you can’t hear the rumbling but close enough to run if you’re late to work. Low-rise buildings on tree-lined streets with mansions around the corner. Three blocks from Di Fara pizza, which is among the best in the city. Half the neighborhood is populated by Orthodox Jews so it’s a really family-oriented place. Zero drama.
Cons:
The super has this place wired for video AND sound (which is illegal) and watches the feeds on his phone. He texts the clips to tenants, like “this you?” Some have charged him with harassment over it. He likes to shut down access to certain parts of the building that are supposed to be 24/7, like the basement laundry/recycling room, simply because he likes controlling people’s movements. He acts like a self-appointed sheriff who’s keeping everyone safe when the only threat in this statistically supersafe area is him. He’s a live-in super too so he’s into everyone’s business, and he harasses tenants, reserving the harshest treatment for people who don’t stand up for themselves, which is most often women and the elderly. (And, from the sounds of it, his wife and two young children.) He’s been bullying the poor mother of an adult son with autism for months, ordering her to kick him out, when she’s the nicest gentlest person. She cries, it’s terrible. Several tenants have moved out because of him. He likes to threaten people with eviction which is not remotely his place, and the harassing texts he sends are so caustic they’d melt your eyeballs. The owners/managers are too scared of this rageaholic to confront him or fire him.
Advice to owner:
Medical and racial discrimination is a crime, and so is illegal wiretapping. You’re going to get hit with a big lawsuit before long. Fire this dude.
