Okay price for the space

- Rooms are spacious relative to other buildings in the area/rent you pay

I love this building and would recommend it to anyone. Very clean, quiet and spacious with modern appliances. The super is also amazing.

RATS IN APARTMENT

My studio apartment was cute. Recently redone kitchen and bathroom. Dishwasher.

THERE WERE RATS IN MY APARTMENT. There was a hole behind my radiator (which was impossible to get to without taking the radiator out) and rats (or potentially mice) were coming up into my apartment through that hole. I had at least 4 rodents over the course of 1.5 months. I immediately let the super know after the first sighting, he looked, placed two sticky traps meant for COCKROACHES and then left. He was reluctant to call an exterminator to deal with it because it was too much work. I had a hard time finding information on how to call the leasing agents. The super came once more, found the hole behind the radiator and said he would call a guy to deal with it. In the 2 more months I lived in that apartment he never did. I was forced to take measures into my own hands which was deeply upsetting. I believe this all stemmed from the fact that the trash area is just in the downstairs lobbyish place where its pretty easy for rodents to get in (i once saw like 6 mice in the trash). Super gross (and sometimes it would smell). Also, this is one of the old buildings where they just turn on the heat in the whole building for the whole of winter and its SO HOT and theres no way to turn it off or down. I kept my window open through the entire NYC WINTER just to try to mitigate the situation. One cockroach.
Advice to owner:
TAKE VERMIN INFESTATIONS SERIOUSLY

Super is very responsive. Things get fixed quickly. Near a lot of subway lines. Nice neighbors. Close to many grocery stores and restaurants.

Probably the best shower I’ve had in my 10 years living in NYC. The super is nice.
Cons:
Happy to have moved out last month as I can finally sleep. Marinara Pizza restocks excessively loud every other night from 1am-3:30am with a morning transfer from 6am-7:30am (on weeknights) and harass those who complain. On Saturday morning, they are restocking from 5:30am and they don’t even have enough business to support all of the deliveries. You will not sleep in this building. Women are not comfortable going to, living near, nor walking by the restaurant. Packages get stolen all the time. There are mice every April-July that you must have exterminator come and find/fill holes.
Advice to owner:
It’s not residential unless people can sleep at not. There are murmurs of a class action lawsuit against the leasing company who also owns the lease for Marinara and hasn’t done anything to reduce the noise.

INFESTED WITH ROACHES

The location is very ideal
Cons:
The building is infested with roaches! Especially the second and third floors! No proper pest control is taken place even though an exterminator does come once in a while, it does not help! Yes this is New York City but there is a difference between seeing a few bugs and an infestation!!!! This place is too expensive to have these types of issues!! Also side note, the walls are thin so if you have a noisy neighbor, you can hear every conversation.

Leaks, rats, German cockroaches, terrible leasing office

Porters do a great job and the super and building manager are at least responsive despite not being very helpful
Cons:
You will experience electrical issues, leaks, rats, mice, German cockroaches (the building refuses to do monthly pest maintenance), water clogs, and landlord resistance to properly replacing an appliance. Full size fridge broken? They will send you a mini fridge to save money. Rats? Well we won’t tests the building and seal holes but we can send you pest control to hand you some glue traps and wish you luck. The leases are also sketchy. They don’t allow pets or take ESA letters and issue a lease addendum, and the leases also say no window AC’s, yet all of these things are approved.
Advice to owner:
Quit being a slumlord

PERFECT location. It literally doesn’t get better in all of Manhattan. Quiet tree lined street in the heart of west village.
Live in super is a great perk. They keep the apartment building very clean and well managed. Lydia is fantastic.
Long term tenants which is an indication of how great it is.
Big spacious pretty staircase. Easy elevator.
6 floors very manageable building.
Cons:
No laundry in the building. We used a great wash and fold spot called Simplified Cleaners on Christopher - highly recommend.
It’s an old building so the heat is sometimes inconsistent. Sometimes too hot and sometimes too cold.

Love my studio apartment

The rent isn’t too bad! I got it for $2700 and now it’s being increased to $2936.
Brick wall adds charm to the apartment. It’s a decent sized studio, not big, but not crammed either.
Cons:
I’m not really disappointed about anything, except for the fact that the wooden floors (and ceilings) make all the walking and moving noises from the apartment above very noticeable. One time, I was watching TV around 11 p.m. (it wasn’t even that loud) and my downstairs neighbor banged on the ceiling with a mop. She does that a lot, even sometimes when I’m just walking around the room.
