Good experience overall

Pros:
The people working here are amazing. The building is very well maintained and clean.
Cons:
Sometimes the responsiveness of the management was a little delayed.

Good enough for a first place

Pros:
- Doorman, concierge are all very friendly
- Never had an issue with packages
- Laundry in building is a big pro. Never too busy
- Super is accessible
- Great views and lighting from the 20th floor, facing the south and west.
Cons:
- Gym is missing some basic stuff. Dumbbells don't go above 60 lbs, and no squat rack.
- We had to put up a divider for our flex 2-bed apt, and were only allowed to get it done from one company. Terrible service, that company even closed down.
- Biggest con is proximity to Port Authority's sketchiness

Cockroaches in building

Nice city views in the apartment
Cons:
Building construction has been ongoing for months, impossible to work from home.

This building is infested with cockroaches. The pest control people that they bring in are useless. Have to resort to our own methods to deal with the cockroaches.

Also management and staff are rude except for the doorman Gary who is very friendly.

Good building, no major complaints

Pros:
Big bedrooms, some units have nice and modern finishings. The building staff is great, doormen are all friendly enough and maintenance is quick with most things. Views are great both facing north and south if you're on a higher floor. If your unit is rent-stabilized it's worth staying.
Cons:
Leasing office is extremely slow with responses, you usually have to call them to get an answer. Area is pretty noisy and sound insulation in the building isn't the best. Heat insulation isn't great either, always need the AC on in the summer and heat on in the summer.

Gorgeous views from our corner unit, have never had to see or deal with bugs or other pests.
Cons:
Doormen suck. Regularly will be standing around in the lobby / standing in the way of the door but not opening it. Not in any rush to be helpful. Gym is run down and tiny. Elevators and hallways are rarely clean. Being this close to port authority also sucks. Brings the type of crowd you’d expect.

Nice building. Location isn’t great right next to Port Authority, but this factor is fairly discounted in the reasonable rent

- they should clean the windows from the outside. I have not seen this done once in over 2 years, while it's pretty common in other similar buildings
- managers are shady and flaky when you want to renew a rent stabilized apartment

Do Not Live Here: Infested with Roaches

9th avenue itself has lots of bars/restaurants, but everything west of that is a tourist mess. The building units are spacious with nice views.
Cons:
This building is infested with roaches, even on the high floors. I've lived here for two years and I'm extremely clean, I've had pest control come numerous time-- they're nothing you can do to get rid of them and there's so many roaches. They also raised my rent $1,000 after the first year (using a tax abatement loop-hole), despite claiming when I signed that it was rent controlled. Lastly, the location right next to Times Square and the Aladdin Musical make it so you basically have to fight through hoards of tourists to get to the subway.
Advice to owner:
The building needs to be completely fumigated, it's not livable

bldg mngmnt doesnt resolve issues or addres complaints.
1) clogged toilet - we were told to get our own plunger because it keeps happening
2) air conditioning in the apt - doesnt cool
3) gym - AC has been non functional throughout summer

There is noise at all times of the day.

be more lax with the COVID restrictions, keep the garbage areas more tidy

High rise with great views of downtown and Hudson Yards. Spacious apartments and friendly staff.
Cons:
The rental agents for Brodsky are ruthless. They will charge you as much as they legally can. Our rent increased 19.5% one year, with the 421-A fee.

the doormen are so kind and very helpful! there is a trash chute conveniently located on every floor and the laundry room is rarely super busy
Cons:
in the 9th month of my lease i started having bug problems - it was in the summer time so maybe that’s why but we saw quite a few roaches + other random little bugs. we called for pest control they sprayed about 2 days later.
Advice to owner:
routine pest control for all unprompted to prevent infestations

The doormen were nice once you get to know them- at first everyone but Kenny and the overnight guy are very stand-off ish.
Cons:
Pretty much everything. Elevators always broken- often would find myself getting stuck in them. Leasing office/building management are impossible to deal with. They never have answers for any questions and always take forever to respond. Laundry machines are disgusting. Management refused to do anything about it. Windows in the kitchen and bathroom are very hard to open and close. Landlord did nothing to work with you if you lost your job due to Covid. The list goes on..
Advice to owner:
Fix all of the above. Especially the elevators and people that work for your office (not the doormen)
