When I stayed there half a year ago it was rose associates (they’re referenced on 21west.com), and I believe it’s still true. They’re responding slowly to emails (especially, if you’re moving out). But just in case, they have a leasing office in the building so you can walk in just in case.

Pros

This is a great building to live in and I miss the location, especially the staff! A few of my favorite things about this building: - location, super easy to get anywhere since MTA is so close - the front door men and staff are always so friendly and great to chat with, always welcoming you home, and always letting you know when you have a package - super quiet and never had any issues with noise - dog friendly and great dog parks within walking distance

Cons

- noise from street and traffic is sometimes hard to deal with - although it never happened to me, elevators stalled a few times from what I heard - amenities are extra $ and a bit lackluster

What is the typical rent increase each year?

This building is literally the worst at rent renewals. They sometimes start offering six months in advance, always at ridiculous rates of 9%-10% over your last lease. They refuse to negotiate, saying they use “dynamic pricing”. No one in the office will speak to you, and they aren’t allowed to make decisions. Only someone above them off-site that you’ll never be able to speak to can make leasing decisions. So they pick whatever time in the year is most advantageous for them price-wise, send you a renewal link via email, refuse to negotiate all the way up to your lease expiration, refuse to lower the rate offered as rental rates across the board decrease, and won’t even speak to you.
