overall nice building
Former Tenant
Pros:
lots of amenities
Cons:
neighbors are noisy since it’s lots of college kids
Over 1 year ago
Good for college students
Former Tenant
Pros:
-Great doormen/cleaning/maintenance staff, maintenance guy would always follow up on any repairs when I saw him in the hallway
-great location, nice views, easy to get around the city
-packages can be retrieved anytime from the doorman
-apartments are pretty spacious for the price
-maintenance requests are tended to pretty quickly, esp if it’s a pressing issue
-laundry in each floor
-lived here for two years during college, great for Pace students
-easy online rent payment system
-some cute cafes around
-They just built a Whole Foods 4 blocks away which is super convenient.
Cons:
THE BIGGEST CON: management. Good luck trying to contact them. Even for pressing issues, you need to email them 5 times and call them 10 times to get a response. They never answer the phone (the 1 west extension does so I would call them and they would have to ask the 90 Washington management to respond to me). This was incredibly frustrating, issues would often take weeks to resolve or even get an answer.
-heating system is always broken and maintenance can’t fix it. It needs to be reset all the time which is annoying
-constant construction (based on other reviews it has been up going for years) which results in noise throughout the day
-terrace was open my first summer here, last summer it was closed. Still had to pay amenity fee
-high rent increases upon renewal but I was able to negotiate
-laundry is incredibly expensive ($3.50 a cycle), the washing machines are dirty and small, and the dryer almost never dried my clothes in 1 cycle. No option for larger machines to wash bedding or bigger items.
-Gym is pretty nice but the hours are 6am to 9pm. I wish it was open longer, especially since after 6pm it gets super crowded with everyone trying to workout before it closes. Not sure why it can’t be open 24/7.
-no ventilation in the bathroom so it gets really steamy after a shower
-hot water is down sometimes, but they will email before it happens
-I have had 2 water leaks in the time I’ve lived here from the ceiling. Maintenance doesn’t know how to fix it so they just painted over it. My windows leaked when there was heavy rain.
-electric bill was incredibly expensive (over $200/month in the summer when A/C was in use)
Advice to owner:
Please please please hire some more management staff that can respond to emails and phone calls.

Wonderful building in an underrated location!
Former Tenant
Pros:
- Friendliest staff!
- Very clean building and nice appliances
- Secure package system (I never lost a delivery the entire time)
- Steps away from the West Side Highway bike path, and the 1/R/W/4/5... I felt like I could get almost anywhere in Manhattan very quickly
Cons:
- Laundry is expensive ($3.50 for washer and $3.50 for dryer, and my clothes were never dry after one load)
- Lounge/gym area closes at night

Large apartments but FAR from luxury
Former Tenant
Pros:
Spacious apartments. Good location with lots of train access. Close to the water. Very kind doormen and staff.
Cons:
The trash chute has been closed for months. In the time since it closed I’ve developed an infestation of baby roaches (HUNDREDS of them) in my pantry. I also have concerns of severe mold exposure in my apartment as I have had a chronic cough for a year and a half now. Bathtub is constantly chipping and I had a severe water damage issue in my shower due to a shoddy tiling job. Pieces of the parquet floors come up often. Most of the equipment in the gym is often broken and the roof has been closed for a year (I am still charged a monthly amenity fee, mind you…) Scaffolding has been in place outside of the building for years with no end in sight. On top of all of this I received a nearly 100% rent renewal increase (98.8% increase, to be exact.)
Advice to owner:
Put effort into actually fixing issues with the units for the long term as opposed to short term bandaid fixes.

Lots of good and bad
Former Tenant
Pros:
Great space, amazing location - close to trains, battery park, wall street, etc.
View of the harbor & Governors island.
Doormen are amazing. Lobby is nice and spacious.
Laundry room on each floor
Easy to get anywhere in the city from here.
Cons:
The shared outdoor space has been under construction for over 2 years with no indication when it would be completed. We were told a couple months when we moved in.
Got a deal during covid, rent is now doubled.
Water pressure is a little low, but not bad
Outside windows have never been cleaned and do not open enough to clean them myself.
Some parts of our apartment need replaced, but are not broken enough to have management fix it.
Advice to owner:
Apartments need improvement
No effort
Former Tenant
Pros:
All of the staff, and other tenants, are very polite
Cons:
The building manager couldn’t possibly do less. The roof has not been open in 6 years
Advice to owner:
Be more transparent
It’s been a while…
Former Tenant
Pros:
Building servicemen are responsive
Cons:
Continuous construction so the terrace is open only a few months a year, if that. Scaffolding has been around for years

I did not like the location

Good Building in Downtown
Former Tenant
Pros:
- Friendly Staff
- Well Managed
- Clean lobby and hallways
Cons:
- The trash shoot is often closed
- Heating units do not allow for the apt to get fully warm

Nice building in a trendy area, but worst management ever
Former Tenant
Pros:
Pretty nice building overall
Units are quite spacious for the price, relatively clean, and some have great water views
Front desk staff is pretty cool/helpful
Cons:
WORST management ever. It is simply impossible to contact them, even for time-sensitive issues. I don't think they have ever picked up the phone when I have called. My lease was expiring and I requested a call back to discuss my renewal and availability of other units. They took 3 MONTHS to return my call and of course by then I had long moved into a new unit so it was a pointless conversation.
If you ever email them, they will often take weeks to respond (if at all) and give a cryptic and unhelpful reply. So, you then have to try to email them again and the cycle repeats.
I'm convinced that I will never see my security deposit every again. Good luck getting that back.
Management will also happily raise rents to astronomical levels out of nowhere. They raised my rent on the renewal by $1,200.
Advice to owner:
Nice building, but dealing with management really kills the vibe
Over 2 years ago
Great staff - recommended
Former Tenant
Pros:
The staff are friendly, the location great, and clean, bright place to live
Cons:
Slowness responding to emails from management
Advice to owner:
Faster response to inquiries
Decent building
Former Tenant
Pros:
High ceilings and well stocked gym
Cons:
Slow maintenance response, elevators are often out
Over 2 years ago
Ok but has its flaws
Former Tenant
Pros:
Amazing gym, views, and staff
Cons:
Balcony is open 1/3 of the year

90W is a Scam
Former Tenant
Pros:
An okay location?
Cons:
Management company is a bunch of criminals who do not care about their tenants AT ALL.
Advice to owner:
Care. Do your job. And stop the money grab.
Good price for space and location, average service
Former Tenant
Pros:
Lots of space, responsive maintenance team, friendly doorman.
Cons:
There’s a bar that can hold hundreds of ppl right next to the building entrance. The noise can be a serious issue. You can only pick up packages at certain times. Quite some things at the gym and the lounge aren’t working properly... don’t expect the management team to solve anything for you when there’s a real problem. They are pretty rude and insensitive over emails.

Current resident at 90 Washington
Former Tenant
Pros:
Great neighborhood, nice doormen, good management team
Cons:
Sometimes loud, water pressure needs improvement
Over 2 years ago
Why is there always construction
Former Tenant
Pros:
The lobby is nice, haven’t ever lost a package because the concierge is good
Cons:
There’s always construction and excessive noise
Over 2 years ago
Nice building with horrible maintenance and management
Former Tenant
Pros:
The building itself is nice and kept very clean
Gym is nice
Fairly quiet at night
Cons:
Management is incredibly unhelpful (when complaining about construction noise, they told us to just try noise cancelling headphones)
There has been construction right outside my window that we were told would be done shortly after we moved in (its been three months) and the noise is so loud that we can barely hear zoom calls - this goes on for hours during the day
When we moved in a ton of stuff was broken and dirty
We’ve had to call maintenance for something almost every week we’ve lived here
Laundry is expensive ($3.50 for one load)
Our heater stops working constantly
One time the water stopped working in the entire building and there was never any communication about it from management
They gave us a new fridge when ours broke that they said was brand new but was covered in crumbs and hair
Advice to owner:
Care about tenants and stop being greedy
Do something about the construction
Good enough but not over the top wonderful
Former Tenant
Pros:
Checks most of the boxes.

You’ll likely be happy in your spaces
Cons:
if there is ever an issue where management needs to get involved don’t expect your problems solved.

Also, the building is basically an unfinished construction project.
Advice to owner:
Actually care about this property
Good for a first apartment
Former Tenant
Pros:
Located close to subways
Laundry on same floor, very convenient
Amazing gym/view
Clean building, pretty well kept
Cons:
There was never toilet paper in the gym bathroom, wasnt well kept
When I was there, roof was under construction
Very expensive
Security was overly strict
Reception always played club music
Not a community building: neighbors didn’t say hi
Advice to owner:
Stop trying to appear luxury and focus on building a community
Over 2 years ago
Don’t Live Here!
Former Tenant
Pros:
N/A, none, literally none
Cons:
Where to begin. Mold grows in the toilet and shower over night. Ongoing construction and majority of the year you aren’t allowed on the “rooftop deck”. Wallpaper in the hallway is peeling, holes in the horrid hallway carpet, at least one elevator is down constantly. Our internet, hot water, and AC have also been down numerous times since moving in. Management simply doesn’t respond to maintenance requests. This is truly the furthest thing from a “luxury” building - and they increased our rent by 80%. Hilarious!
Advice to owner:
Quit, bulldoze the building
it’s ok reallt
Former Tenant
Pros:
nice people and stuff
Cons:
dirty hallways occasionally
Low budget luxury - good location
Former Tenant
Pros:
Fantastic location near Path train & 1/2/A/C/E/R/W/4/5/J/Z trains
Friendly greeter/maintenance/appearance staff
Quiet afterhours
Cons:
Year-round scaffolding around the building
Usually only 1 elevator working for apartments. On floors 2-12; on the higher floors, only 2 of 3 elevators working
Owners money hungry and proposed to increase my rent 79%, no negotiating
Rooftop terrace under construction year-round
Gym has older equipment and some needs WD-40
Over 2 years ago
DO NOT LIVE HERE BEDBUGS, RENT INCREASE
Former Tenant
Pros:
Good smelling lobby
Cons:
Bedbugs, indian moths, floors of your apartment that literally come up in chunks and maintenance doesn’t want to deal with it, when 90w decided to send a renewal offer that was double what
pay now (a extra $2,000+) for a studio apartment.

Advice to owner:
How about you don’t send horribly timed renewal offers to residents who have lived with you for years? Why don’t you respond quick? Why do you not care about pest control in your building?

Ok but terrible management
Former Tenant
Pros:
Gym is decent, I like the front desk and maintenance staff.
Cons:
Management and operations especially in relation to leasing are very non responsive and slow. Agents I worked with were also rude and not helpful.
Advice to owner:
Get dedicated managers to respond to tenants
Over 2 years ago
Not bad, not great
Former Tenant
Pros:
Location is great, super close to the park and many trains
Cons:
The scaffolding everywhere with no clue from anyone as to how long it’ll be up
Advice to owner:
Have actual information about the construction on the building
Over 2 years ago
Great building with super nice staff and terrible management
Former Tenant
Pros:
I like living here, very lively for young people, students, businesspersons etc.
gym is amazing and rooftop as well, the staff are super nice and friendly.
Cons:
The management office are terrible, the way they reply to emails and treat their tenants is so rude and aggressive. also the prices are too high for studios, like I wouldn’t live in a studio and pay almost $3000, and my friends who moved to the building summer 2020 paid $1700 for the same and bigger apartments than my apartment, and when I went to talk to the building (Management office) to just negotiate the price they were so mean and aggressive they immediately said if you want to break the lease remember you need to pay 3 months rent just to break the lease.
Advice to owner:
Please take a moment to focus on the way your management office works. These people need to be trained to be nicer to their tenants. I know at least 4 people personally that live in the building and complain about the management office too!
