Great building to live in

Pros:
- Amazing doormen + team in general
- Handymen were very responsive to any requests
- Close to all the major subways
- Nice finishes
Cons:
- The light isn't great if you're on a lower floor
- On a pedestrian street so you can never be dropped off at your front door if you're ubering, but never felt unsafe even at night

Terrible front desk, cool building

Pros:
Building itself is well built, nice amenities like its gym and lounge.
Cons:
However the front desk people are some of the worse I’ve experienced. I understand that not everyday will be everyone’s best, nor do I expect it.

But some at the front desk ones here are just rude every single time. There are two in particular that are rude as soon as you interact with them, talk with a serious condescending tone, and give guests in particular an especially hard time.

I’m going to putting in several complaints to management, as the repetition is troubling and just unnecessary.

Been taking note and I see it’s mostly against POC, and people who don’t seem to speak English well. Just an observation!
Advice to owner:
I’d suggest training with staff for interacting with those who don’t speak English as well. Some of the attitudes a few of the front desk people exhibit during these interactions is just painfully overt.

Doormen all nice, building / amenities / rooms all very modern and nice

Room layouts can be weird / not great for the price.

doormen are very nice, porters answer building request quickly

odd floorplans, lots of young college kids, smells like weed in halls, building makes you pay a mandatory amenity fee

waive amenity fee for people who don't use them

Wonderful Experience Here

Pros:
Super clean, newly renovated, doormen are helpful, amenities are beautiful. Kitchen, A/C, and heat are phenomenal.
Cons:
Doormen rude at times. Neighbors are pretentious. Sometimes hard to find space on the roof on a nice day.

Bad location and management is incredibly difficult to work with, won’t let friends stay over, and will take over a month to respond to any requests

Pros:
Lots of amenities, tiny apartments, big rents, so so service. Very inconvenient.
Cons:
The location is horrendous. You cannot bring a car to anywhere close to the building without risking a ticket without leaving someone in the car and still watching out because they will ticket you even if in the car. You cannot get an Uber without walking either 2 blocks to Broadway or one long block to William Street. You may or may not be able to get an Uber to drop you off but they would have to go through security and most won't do it. The security people from the NYSE are very nasty and if you have to bring a car close to the building, you have to deal with them( but Never leave it alone)

Should have demanded loading area in front of the building.

Its a luxury apartment building
Cons:
Managers will try to sleep with you, Lie, and threaten you. Nothing gets done.
Showers do not drain.
Laundry units have to be replaced constantly
Management works in Trump Tower

Lobby team is great! Good access to subway stations

Management can be a bit unresponsive but they eventually get around. Street is closed because of stock exchange right next door

Gorgeous Building in great area

Love the cobblestone street in front. Extremely clean, the lobby literally smells clean when you walk in. beautiful gym that is well maintained.
Cons:
rooftop isn’t great, not a lot of sun cuz of all the tall buildings around. also if you don’t like dogs, there are a ton — sometimes even pee in front of building

Pros:
The building has great common facilities, especially the gym. The building staff are fantastic.
Cons:
The condition of the building has deteriorated a little bit but is still reasonably nice. Floors are not “luxury” - they scuff very easily and look terrible after a short time. There was an armed robbery in 2019 that remains unsolved (hence the need to scan a key fob to use the elevator). There have been issues with legionella and short term rentals in the building and management was not responsive to tenant concerns. The location is great but because it’s in a secured area you have to walk a bit to get an Uber or a cab.
