Cons:
No ventilation in unit (cannot open windows because they are too old), always changing water pressure/temperature, damaged appliances, one of the maintenance guys is defensive and creepy

Pros:
Management is not bad. Every request I sent in to have something fixed, they send someone to investigate the issue in a timely manner. Although some of my emails inquiring about certain things about the building go unanswered. Building is usually nice and clean (stairs are a bit rundown though but most people take the elevators). I've had good neighbors in the 4 years I've been living here and it's been pretty quiet. You can hear your neighbors a bit if they talk loudly and it's quiet in your apartment. Package room is open 7 days a week for about 12 hours (shorter hours Sundays). Management sometimes will occasionally hold events in the building that everyone can attend for free that usually include some activity and/or free food. The building also has a bar if you're into that.

What I like most about the building though is the location. You are very close to a lot of supermarkets which is great for me because I like to cook. You are a few minutes walk away from the 2,3,4,5,J,Z lines and South Street Seaport.
Cons:
Some appliances in my unit needs some maintenance or upgrading as I can't properly set my A/C temp without doing it in some hacky way and my freezer is leaking water which builds up ice on the bottom. There can be frequent water maintenance where you can't use the water for a certain amount of time. Management does send you an email days in advance which is nice but I feel like it's happening bimonthly now. Amenities cost about $80 per month but I never use it. I don't see this as a con but I thought I'd mention it here.
Advice to owner:
Check on units that may need maintenance on appliances that may not be fully functional to the tenant's expectations.

This list is endless. Do you have an hour to read? I'll keep it short and sweet.

The elevators have been a disaster for over a year: 1 to 2, of the 3 elevators. are always broken. We keep hearing that the "fix/repairs" are for our benefit, but by the time the elevators are fixed, there will be no one left in the building. The property management is awful too. Absolutely terrible service. I had not one, but TWO, floods in my kitchen and they did nothing about it. No concessions, no reimbursement for damaged and destroyed property, and zero care about the tenant. I will say the doormen and supers are great, but even they complain about management! I would say "I couldn't believe it", but in reality, I 100% CAN believe their own staff was complaining about them. Pinnacle is terrible. Do not live here unless you want to overpay. Also, they have a increasing vacancy I'm told, for good reason: broken elevators for a year, constant construction outside in the middle of the night (out of their control, but still extremely disruptive to sleep), floods, golf simulators are broken regularly, and more. Run!

leave and have someone else with good customer service take over

Pros:
Building staff are great and any maintenance requests are addressed really really fast. I’ve never had any issues and never seen a single bug. All in all it’s a nice place to live
Cons:
Just small units and it can be dark down here (more of a fidi issue than an issue with this building). Also the amenity fee is steep

Nothing, get rid of amenity fees/raise rent less

Clean, quiet, friendly staff and residents. Right by 2/3, 4/5, J trains, etc. Central HVAC. Lots of amenities.
Cons:
Elevators could be fussy. Amenities are an additional cost.

Clean enough. Laundry in building (though $3.25 per small cycle). Gym/rooftop/speakeasy amenities (but you pay $700/year per person and you cant just get it for one person in the apartment). The front door staff and package room people are great. Pet friendly.
Cons:
Management is a mess. Elevators break often for months at a time and this makes it really frustrating at rush hour times. Imagine living in a building with 30+ floors where people really rely on the elevators? The walls are thin and management declines to intervene even if people are screaming, fighting, or throwing objects in the apt next door. It's overpriced and the rent goes up considerably each year.
Advice to owner:
Start treating tenants with respect, we pay you top dollar to live here! Fix the elevators. Address resident concerns in a direct manner rather than giving the run around. Stop jacking up rent!

The doormen, mail room staff, and maintenance workers are all incredibly nice. The terrace and amenities are well maintained (as they should be because they charge a fee to use them). In the 2 years I lived here, I’ve had no issues with pests (barely even saw a spider) and no issues with any of the appliances (had dishwasher and washer/dryer in unit).
Cons:
The staff in the leasing office has the tendency to talk in circles and get nothing done unless you consistently ask (had issues with the automatic rent paying system and the utility charge and it took multiple trips to the office and a ridiculous amount of emails for it to still not be fixed. Every person I spoke to or emailed in the office gave a completely different answer while providing no solution). Sound does not travel through the walls, however, neighbors slamming their front door will shake the entire apartment. I had a huge rent increase which is the reason why I left. My rent was doubled in the span of two years from when I moved in to when I left. You can get a nicer apartment at the rate they charge in a better neighborhood.

Have lived in the building three years, building staff are fantastic! Always super helpful, repair requests fulfilled promptly. Nice amenities.
Cons:
Every renewal they have jacked rent between 20-40%. Management is horrible with no regard for tenant loyalty.

Have some compassion and stop driving tenants out to boost your balance sheet.

Great building with some cons

Super clean, however I have seen a bunch of rats and roaches immediately outside the building. The security and operations staff is amazing, if you have an issue they usually fix it within the day (if not within 2 hours.)
Cons:
There is one person who works in the management office that is unresponsive and they aren't really great at handling tenant complaints.

My neighbor would always blast music and I'd hear it all the time. Walls aren't paper thin though, so I think it was just a noisy neighbor. Either way, if music was blaring very late, the security would be more than happy to knock on their door to tell them to stop.
Advice to owner:
Unfortunately rent increases was the reason why I left, my unit price increased 100% after covid and after living there two years.

Management is responsive when you have issues. This is a beautiful pre-war building.
Cons:
Pest control could be better. I found dead cockroaches (HUGE!) in my apartment on several occasions in spite of keeping a very clean apartment.

They are also raising the rent 40% for some tenants.

Watch pest control.

Staff are amazing!! Responsive to maintenance requests and over my 5 years there I’ve been able to count on having hot water and a/c. Great experience.
Cons:
Neighbors could be noisy from time to time but not terrible. One of the elevators was out for a long time but two others were fine.

Attractive new interior design of Hanover St lobby and amenity areas on the mezzanine floor.

Some units have a nice layout and views.

Some of the staff members are unfailingly kind, friendly, and helpful.
Cons:
The management is lazy, extremely difficult to reach, unpleasant, etc.

The staff are a mixed bag - some very kind and hardworking people who have been there for years, and some extremely rude people who have no business working in this industry.

Laundry room is dingy and people will move or take your stuff. The laundry app is outdated and barely functional. Machines are frequently broken. You have to pay $3.25 for each.

The Wall St entrance has been closed for years. No idea when it’ll be open again.

Appliances in unit are cheap and often break down.

Cleanliness is fair in common areas but not in the hallways. A massive dead bug will remain in the hallways for a week plus before ever being vacuumed.
Advice to owner:
Fire your management and hire new people.

Cons:
A ton of unreported burglaries. One girl we met woke up to a man standing over her bed. Ourfriend was robbed. The doorman obviously cannot keep track of 400+ people and they refuse to install any other security measures as if some cameras in the elevator and hallways would break the bank for their $5k/room building. Extremely shady/sketchy management. Have had problems with overpaying and them withdrawing over the amount multiple times as well. Careful with them.

Make it safer. Install cameras. Doormen are incredible but can’t do it all.

I would argue the speakeasy is the only pro to this building.
Cons:
Horrible mail room. They will lose your packages, and there will be times you need to physically help them find it in the back. Management does not respond to emails or phone calls. It’s month 2 and I still have not paid rent because my portal is incorrect and no one has answered. The rooftop is small and there’s only 4 chairs for the entire building to utilize. Horrible covid procedure. You must go to the front desk to pick up and drop off key to amenities, with an hour time slot. ZERO communication to all tenants about changes as well. Water pressure is soft and slow.
Advice to owner:
I would advise this property owner to work on their staffing. Because every single person does not know what’s going on. Zero communication.

Closed the main entrance, so we use Hanover St instead - they will not open the main door again.

Amenities not working and rooftop closes at 8pm.
Advice to owner:
Lower the rent or open up the amenities and wall st entrance

Doorman building, laundry in building. Thick walls (noise was never an issue but we had a corner unit), good amenities (but you have to pay for them), no pests or rodents in our apartment.
Cons:
Elevators would sometimes go out which was tough when you lived 30+ floors up. The gas line also went out for a good 3 weeks so we didn’t have an oven. The AC also wasn’t great.

Clean and new building, beautiful amenities, renovated apartments
Cons:
Absolutely the worst, most unresponsive, unprofessional management I’ve ever experienced. They don’t seem competent in completing the simplest of communications. They also refused to update me with the status of my security deposit being returned until I took action with NY Attorney General.
Advice to owner:
Hire people with communication skills and professionalism.
