Management is hit or miss, the package room is open 8:30am-5:30Pm and they take lunch break from 12:30-1:30pm, it makes it really thought to get packages. Walls are paper thin, can hear everything next door

Short of a luxury building

Great location, some apartments have views of the water. Maintenance staff is prompt and friendly. Valet is the hardest working guy in the building and super nice.
Cons:
Walls are paper thin. Literally wake up on a weekly basis to my next door neighbors alarm clock. Leasing office is impossible to reach, still trying to figure out what the purpose of the doormen is since they don’t actually care about who comes and goes or open a door for you. The building could use a window washing - literally layers of grit that block any sort of view. No amenities to speak of and no community feel or neighborhood vibe at all. They rent out a bunch of apartments for short term corporate and Airbnb rentals which makes for a totally impersonal feeling. Also rents were raised 35-40% YoY with no qualms if you’d been a long time resident or just moved in last year.
Advice to owner:
UDR Look at the best of your other buildings which are clean, have great community events, doormen that do their job. This place is at best a 3rd rate hotel with few high quality rent-paying people staying for the long run. Lots of other buildings to choose from and word of mouth matters.

10 HAN-D-OVER ALL YOUR MONEY

Great location. Nice, modern renovations in apartments. Good closet space. Maintenance staff is fast and friendly.
Cons:
V thin walls. Corporate apartments. Trash rooms are trash -- a lot of the tenants just open the door to the trash room and toss it in, like they can't be bothered to put it down the chute or even close a trash bag. It's disgusting -- more of a tenant issue than anything else. And, of course, the rents are too damn high. They raise the rent a lot from year to year.
Advice to owner:
Chill out on the rent increases and stop renting to college kids. They're noisy, smoke a lot of weed and leave a mess with beer bottles and food in the trash room.

Very nice amenities, the lounge is great to get work done including private offices. The roof is nice as well with bbq. Apartments are pretty updated and reasonably priced
Cons:
They began to charge people $200+ a month for water. They fail to provide reasonable proof of why or any bills. They have a history of charging tenants with sketchy bills without further explanation. $200 for water in a studio is outrageous. They also will say you must pay $1000 for a holding deposit and upon paying said deposit, they will change the payment to an amenity fee and non refundable. They really have a scam or something sketchy going on at UDR
Advice to owner:
Be transparent with your billing. Fix the lease term to say amenity fee and not mislead tenants. FIX YOUR WATER ISSUE OR PEOPLE WILL LEAVE WITHOUT PAYING IT

Dog friendly and good management

Location is great if you have a dog and love the proximity to battery park! They also make moving really easy and aren't annoying about when you can/can't use the service elevator
Cons:
Love that there is a gym in the building, but annoying that you have to pay for a membership since it's not managed by the building. There are usually a couple elevators broken, so depending on the day the wait times for the elevator can get pretty long.

High rent for little to no access to management and poor heating/cooling system

It’s a clean and well maintained building. My neighbors are great and I don’t find it too loud. Haven’t seen any pests. Laundry room is large. Friendly doormen.
Cons:
The building only offers AC or heat, not both at the same time. And they only switch over twice a year. It was 80° this week, and no AC- my apartment is 85° inside. All residents have complained but I guess it is too hassle-some for management to listen. Aside from that, good luck trying to get in touch with management in general. It’s near-impossible. I pay far too much in monthly rent to live someplace where it’s like a sauna. Lastly, the apartments aren’t kept well. There are chips in the floor boards, old musty outlets, mirrors that are degraded and chipped paint. Sometimes even peeling cabinets.
Advice to owner:
Take care of your property and your residents. Otherwise, charge appropriate rent.

Unreasonable rent price increases

Cons:
Property management sucks and they don't care about current tenants. They will post a vacant unit online at a much lower price and then they will send you a renewal offer for the same exact apartment at a different floor for over $1k difference.
Advice to owner:
Care more about renewing current tenants at reasonable rent prices.

Nice building and nice people

I loved living in this building because of the staff and the clean and modern apartments with good windows. Another pro is the package room/valet so you don’t have to worry about boxes.
Cons:
The cons is that the leasing office can take a bit to respond but towards the end I noticed they were more responsive, so maybe it’s better now. The walls are pretty thin- I could hear a lot from my neighbor’s place but I luckily had good neighbors so it wasn’t too bad for me.

Liked my unit and location, not a fan of management

-close to stone street, seaport, battery park—just prime location for FiDi
-water views
-loved the roof deck and spent a lot of time there
Cons:
-If something broke in our apartment we were always having to hound people to come fix it. They would literally mark our maintenance ticket as resolved without fixing anything or contacting us.
-Rent went up by over $1000 in a single year for a 1-br apartment, forcing a lot of people out. This building is NOT worth the price point it’s being listed at right now.
-Lots of college kids who double flex rooms, can be loud, this walls
-the cheap linoleum flooring was peeling off the ground and they fixed it with some kind of gray putty instead of replacing the flooring?!

Be more responsive and less rude, lower the prices of your units

Retain good tenants and upgrade facilities that are older than 10 years for the rates you are inquiring. Upgrade elevator machinery, not only the interior finishes.

2 Different leases here

The concierge during the day is wonderful. The rooftop is a great place to host and spend time. Location is great. Not a lot of noise from the street.
Cons:
Walls are scary thin! Sound travels through the walls and the vents easily. The elevators in the high rise (floors 10+) are constantly breaking down. In two years, I’ve been stuck in an elevator twice and dropped a couple floors once. Package center is only open during the hours I’m at work/commuting (8:30-5:30 Mon-Sat). I’ve been trying to get apartment issues fixed for a long time and haven’t heard back from maintenance. With a young population and thin walls, I hear parties pretty often as sound travels down the hallways. Do not expect to ever have communication from management. They let a third party into my apartment without making me aware while I was in quarantine with COVID and never responded to my complaint. Absolutely 0 accountability. Absolutely greedy and unethical management which seems to seep into leasing office atmosphere.
Advice to owner:
Might make a difference if I didn’t have to wait in a line for the only functioning elevator so often. It’s scary to use these elevators sometimes! It’s worth investing before somebody gets seriously hurt. And just making sure the things in the apartment work/get fixed in a timely manner (like AC, toilet, shower leaks etc). All in all, everything else is relatively pleasant and I’ve enjoyed my time here for the sake of the space, convenience, and neighborhood.

There’s dog pee all around the sidewalks, the elevators are constantly broken, you have to pay to reserve amenities, they don’t clarify that the gym is not actually a building amenity and membership must be paid for separately, management is non-responsive/hard to get in contact with and often under-communicative or communicate incorrect info, security is nonexistent (my crazy ex once made it up to my door after we’d broken up), walls are VERY thin, building managers don’t care about the building or community which translates directly into tenants that don’t care about the building either, I pay for great wifi but my connection is shit (I think it’s bc of infrastructure of the building), heating and cooling systems are pretty inefficient and the building has one of the worst energy ratings I’ve encountered, rent is waaaaaaay too high for the quality of service for this “luxury” building
Advice to owner:
Be more responsive, accountable, and transparent. There is not enough communication that happens and many of my experiences w/UDR has been the feeling that I was tricked into something without full disclosure.

you will not get your deposit back. mark my word. never ever. even though they are going to completely gut renovate the apartment next day after you leave, they will scalp your deposit.

Light on Luxury

Renovated units are visually beautiful with large windows & modern design - but spend your luxury building rent $ elsewhere.
Cons:
Leasing office is extremely unprofessional and will not work with you on lease terms. (Which is never a guarantee but specifically in this building, they go through tenants faster than I've ever seen.) Renovations are cheaply done with cracks in floor, caulk peeling off in bathroom, transparent backsplash in kitchen so you can see the drywall behind it. Large windows have never been cleaned so they are streaked with dirt, no high hats in units so lighting is an issue, only about half the staff is helpful & kind, (others are openly rude). Common areas are never clean - usually leftover pizza boxes, beer bottles, etc. And the tenants routinely let their pets use the walkway right outside the lobby for their pets to relieve themselves.
Advice to owner:
Courtesy goes a long way & it is severely lacking at 10 Hanover. This does not operate like a luxury building so there's no reason to pay luxury prices to live here. Everyone aside from Carl, Tom, Abby, & Robbie are extremely rude to residents. One of the regular door men barely looks at you when you address him, & another one is usually asleep in the early mornings. It's silly to me that so much of residents are complaints are over things that would be very easy to fix but they don't.

The staff continuously works to keep up with apartment and overall maintenance. Everyone is so kind and responsive!
Cons:
Not all tenants have the same respect for common spaces so wear and tear is noticeable in places that can’t be as easily fixed/cleaned (ex. the elevators could use some TLC)

Noise, rude neighbors, rooftop closed during winter and most of spring, no doorman, incompetent leasing office, the package center is NEVER open; it has ridiculously limited hours that are shorter than most people’s work days and are even more limited on weekends; packages received when this center is closed go to the front desk but god forbid if you work and had a package received in this center it’s under lock and key until you can find elusive tiny window where it’s open, super aggressive rooftop rules

Nice looking finishes but quality of cabinetry, etc is poor underneath the surface. Got a great deal Bc of COVID prices, but this building would not be worth it’s normal prices

The location is beyond amazing. Hot water is a dream come true.
Cons:
Its a converted building. They cheaped out on the walls between units so you can literally hear everyone all around you. Also, I'm pretty sure they're a dorm and air bnb style building as well as leasing "apartments".
Advice to owner:
Make up your mind on what you're offering. Luxury apartments is comical. Just be truthful upfront with what the building is.

Building supers are hard to get into contact with. Little communication. Also I know it’s New York, but the amount of tiny yappy dogs that would get into fights with each other in the hall and in the lobby was kind of ridiculous

Updated lobby, nice doormen and updated appliances in units are pretty much the only pros
Cons:
The management company, UDR, is the absolute worst. I’ve never seen such poor management of a property. For starters they just won’t answer your emails or calls. They had an incident on the rooftop in Fall 2020 where a crazy woman video taped a party of about 20 people and made a complaint, so they closed the rooftop from Oct-May. Now that is opening back up, they’re limiting it to 10 people max and threatening people with $300 fines if they bring a guest. We won’t be renewing mostly because we want windows in an apartment (natural light is limited) and management treats people like this is a college dorm and they are the RAs.
Advice to owner:
Take a customer facing course or change your job because you’re losing tenants left and right.
