Less than charming studio with great amenities
Former Tenant
Pros:
The building is very clean with great amenities: pool, gym, rooftop common areas. The staff in the lobby are very friendly and do a greet job.
Cons:
The studio I rented faced the inner 'courtyard', and got absolutely zero light. The layout is a small box, and is very depressing with flourescent lighting and no natural light coming from the one window.

Long time tenant, so happy to be leaving
Former Tenant
Pros:
The doormen are fantastic — always friendly and willing to help. Never had an issue with pests in five years. Pretty lenient on security deposit and quick return.
Cons:
Noise levels are insane, management is a nightmare. I was locked into a very low Covid rate when the market was at its height and they would not even consider letting me out of the lease despite terrible personal circumstances requiring me to move. Construction nearby made it impossible to work from home. After four years they offered me a 1200 dollar rent increase.

Overall good building but poor management
Former Tenant
Pros:
Staff is very friendly, doorman are great! Location is great with lots of nearby transportation
Cons:
Management is very unresponsive, you need to hunt them down to get any sort of response. They are also not helpful when it comes to neighbor complaints or issues and completely ignore all emails about these issues.
Advice to owner:
Get better management

Elegant Modern Luxury
Former Tenant
Pros:
180 Water is a beautiful modern and elegant luxury building in the heart of FiDi. If you dig a minimalist design, it's definitely the building for you. The front desk and staff were all courteous and responsive. One of the best values in the neighborhood!
Cons:
There was a mysterious ticking noise coming from the ceiling of my building that would come and go. The management came to check it out but never figured out the cause.

Great Building in Fidi
Former Tenant
Pros:
Super nice building with great amenities and for the most part friendly staff. New appliances and updated everything. Have own control of heat/ac. Great roof.
Cons:
I had a standing shower and a bit of a drain fly problem that the building didnt know how to take care of/didn't help solve. Ended up doing some home remedy things. Management somewhat unresponsive at times... but not the building staff, just people in the office.

Great building and neighborhood
Former Tenant
Pros:
The staff is kind, and seem well treated.
The building is clean, and we’ll attended to.
Truly have no issues here.
And if we do have issues, we get same day responses for any maintenance request or anything.
Also I have two dogs, and it’s a great dog building. Lots of dogs, and dog friendly people.
Cons:
No red flags here.

Great building, loud partying from neighbours
Former Tenant
Pros:
Modern building with amenities and gym
Cons:
Hit or miss but I had a neighbouring unit that would host parties from 2am until seemingly 6am. Ownership was rarely responsive to complaints
Advice to owner:
Respond more attentively to loud tenants. They're driving the residents that you do want, away.

Former Tenant
Pros:
Good gym, pool, huge windows, rooftop
Cons:
Peloton bike is always broken and leasing office took never replied on the available apartments, I literally had to come here to check out by myself. $30 for a 2h timeslot in the pool is too much

It’s been great. I’m only leaving because of how leasing handled my renewal
Former Tenant
Pros:
Apartments are huge and clean (brand new because the building was renovated in 2017 - I was the first tenant in my apartment and got brand new everything), concierge staff is AMAZING, the lobby always has a good clean smell because they clean frequently, the common areas are really spacious and well taken care of, the gym is REALLY GOOD for an apartment building, the VIEWS are so amazing, the maintenance staff is amazing and SO QUICK. This place is super close to so much (and especially so many amazing restaurants). The building would always throw resident events in the clubhouse and they were always so much fun.
Cons:
Management is slow to respond and sometimes just ignores messages. I was one of the original tenants in this building (always in good standing) and tried to downsize when one of my roommates moved out due to Covid. There were apartments available, metroloft just didn’t get back to me on available apartments in a timely manner (literally gave them 5 weeks). Eventually I had to just call it and pursue someplace else to live. Really sad to leave, I loved living here.
Management should have tried to keep me especially because I was paying at a premium. Now most of my floor has moved out (presumably due to similar issues).
Advice to owner:
Know that you already have some good tenants - maybe you should try and retain people just as much as you try to get new tenants. Sending email updates is not hard and shouldn’t take so long (even transparency along the lines of “I will get back to you soon” would be better than no response).
