Good Location, Poor Management

Pros:
Super close to train lines.
Cons:
Management is really hard to work with and rude for no reason. It will sometimes take a lot of chasing for management or the super to fix really basic things like pests. Also 90% of the building gets NO sun.

As far as public transportation goes, the location is as convenient as it gets.
Cons:
Everything else. There were no functioning trash chutes. Trash was just heaped up on each floor. There was often no doorman on duty, and the "virtual doorman" didn't work. The rent increases were extortionate. They increased my rent by 50% one year, and the guy you have to deal with, Donald, won't negotiate and is one of the nastiest humans (I use the term loosely . . .) I have ever had the misfortune to deal with. They also completely, blatantly unlawfully withheld part of my security deposit when I moved out; and they were just lucky I didn't have the time to fight back. When I was originally looking at the apartment, my broker told me to ignore the bad reviews, that management handling multiple buildings will always be complained about. That was bad advice. Thurcon really was vile.
Advice to owner:
Sell the building!

No Flex Zone

Great doormen, nice laundry room, nice kitchen, prime location with many train lines right downstairs. Was a good short-term rental during college.
Cons:
low levels get little light. I was in a studio flexed into a two-bedroom and it was depressing, but I imagine if it were used as a studio it would be quite pleasant (though expensive---we paid covid rent). Stole our security deposit.

Cons:
Frequent fire alarms, THIN walls, things falling apart after a little (shower knob fell off randomly), had to pay for an AC that was supposed to be included, paint peeling

Such Wasted Potential

Unit was renovated. Large windows. Tub. Stainless steel fridge.
Cons:
Not very safe (robbery at gunpoint across the street, a tenant was accosted in front of the building and the police were called, people yelling at all hours, stabbings in Fulton station, etc.). Faulty fire alarm that’s triggered weekly calling FDNY at all times of day/night. Used to be a dorm. No gym. Must stand on a step stool to reach cabinets. Hallways are very ugly. Not much natural light. Multiple floors not completed (construction). No roof deck. Front door on occasion doesn’t shut fully. Trash is only picked up from the trash room once/week. No online rental portal - all snail mail. Don’t allow tenants to go to the corporate office or speak with anyone in person. Not sure the camera system works. Not to mention raised the entire buildings rent by 40%-70% per month.
Advice to owner:
Fix the faulty fire alarm system. Create an online payment portal (though I’m sure they keep rent payment via snail mail to ensure late fees with no consequences). Warn tenants earlier for extermination/window cleaning treatments. Allow tenants to speak with management / drop off checks in person if you refuse to utilize an online portal.

For a Good Time, Not a Long Time

Used to be below market rate, mostly quiet, decent superintendent, recently renovated. Utilities were very affordable.
Cons:
Basically no amenities, awful management company, poor sunlight exposure in most units, no access to garbage receptacle which causes roach problems

Great location, doormen are incredible (so fantastic!) and love the overall building
Cons:
Rent and info about utilities is only available via paper slip shoved under door? So we cannot find out how much we owe anyone if nobody is home? Also Barbara is incredibly rude and management is unresponsive
Advice to owner:
Find better/more effective ways to communicate with tenants... Particularly to stop sending them emails in all caps writing in the largest possible font in red. Also get a working front door buzzer instead of whatever janky system is currently in place.
