Hit or miss for some, but I had a great six years
Former Tenant
Pros:
-historic building
-the greatest doormen
-fairly soundproof apts (built long time ago with solid construction)
-I loved my particular unit. Great light and layout with tons of storage
-really loved the super and generally my maintenance issues were quickly sorted
-I was on 25th floor. Never saw a mouse or cockroach in 6 years and wouldn’t say I kept my apt particularly clean
Cons:
-elevators were sometimes unreliable. In 6 years there was only one time they were down for more than 2 hours though. I believe they’ve since been updated
-I had a really bad time with former leasing agents and owner. They strong armed me into a stupid rent increase after trying to not renew my lease because one of the leasings agents forgot to send me a renewal and rather than admit that tried to cover his a** by saying there was reason to not renew me. Believe the guy has since been let go and think building is even under new ownership now.

Great apartment for the price
Former Tenant
Pros:
Great building, responsive management
Cons:
Construction right beside the building. I didn't hear any noise from my unit.

So far so good
Former Tenant
Pros:
I’ve been living in this building for 6 months and have had a great experience. The staff and doormen are extremely pleasant and all maintenance requests are dealt with immediately.
Cons:
There has been word of rent increases upwards of 25% year over year.

Live here at your own risk
Former Tenant
Pros:
The doormen, handy men and everyone who works for the building are LOVELY - they are so sweet, and they really care
Cons:
Building management are terrible people who don't care at all about their tenants
Advice to owner:
take better care of your tenants

15 Park Row
Former Tenant
Pros:
Overall I like this building. The bldg manager is helpful and wants to keep everyone happy. It's an older building that they are trying hard to renovate to help draw more tenants.
Cons:
No outdoor space. Heating/AC units are very loud and hard to use when trying to sleep. Bathrooms are small and outdated.
Advice to owner:
Continue to renovate as the building is moving in the right direction, but more work needs to be done.

Overall meh, it was okay
Former Tenant
Pros:
Good location, doorman are great, building is very clean and safe, good gym and lounge.
Cons:
Construction noise is horrible for units that face it, no natural light, management sometimes slow to take action on things. Rent is very overpriced.

Stay away from here
Former Tenant
Pros:
Central location close to many subway lines. Doormen were great. My apartment had a nice view of the park.
Cons:
Gas was constantly off for no reason. AC unit consistently broke, about once a month, that led to many summer nights with temps in the mid 80s. Management was unresponsive. Elevators always either broke with residents in the elevator or were under repair requiring residents to walk to their apartment.

Do not live here
Former Tenant
Pros:
Not very many…
Cons:
Wierd rooms, unresponsive staff, rude staff, bad heating
Over 1 year ago
Great building but overpriced rent
Former Tenant
Pros:
So clean. For the most part doormen are okay - except Lenny who is AMAZING. Very close to Tribeca. Bright and airy with high ceilings. recently renovated.
Cons:
Laundry on floor is often broken. Busy streets so a lot of traffic noise. Building is very old so the windows are extremely drafty. Elevators used to break a lot, seems better now
Advice to owner:
Give Lenny a raise, keep it up overall

Fine building, construction problem
Former Tenant
Pros:
Solid amenities, large for the price
Cons:
Horrible construction on one side of the building, jackhammer going all day. Impossible to WFH.
Terrible insulation, had to wear a jacket in my room during day.
Construction cut gas line, has not been working for many months, close to a year
Over 1 year ago
Nice Building but Flawed
Former Tenant
Pros:
Good price for what you get, doormen are really nice
Cons:
Elevators do not work, no gas for 8 months in the past year
Over 2 years ago
Amazing doormen & building staff, constantly under construction
Former Tenant
Pros:
Building staff is so friendly and reliable. They’ve made a lot of recent improvements to the lobby and common areas (gym, lounge, hallways, etc).
Cons:
Building has gone through many management changes over the years and is constantly under construction. Elevators are always broken. Gas has been turned off for the past 6+ months. Laundry used to be on every floor, but dryer use has been limited to only 2-3 floors (extra frustrating for those who have to transfer elevator banks with wet clothes from washer).

Fix the elevators

Not a nice experience
Former Tenant
Pros:
Wonderful doormen, proximity to fulton.
Cons:
Terrible management, no gas for months (only 10% rebate in rent). Constant problems with heat and hot water. Elevators always out of service. Washer/dryers always out of service. Extremely noisy
Over 2 years ago
All around meh
Former Tenant
Pros:
I had a large space, and many of the appliances worked well.
Cons:
Finishes were lazy, the bedroom door didn’t close, bad elevators, kitchen cabinets were not planned well and hinges were off.
Noisy! Forever broken elevators
Former Tenant
Pros:
The building looked nice from the outside. The finishes in the apartment are modern and nice.
Cons:
Definitely a lot smaller than the listed square footage.
Most of the time we lived there, there was endless noise from construction. Lots of sleep lost.
Elevators are labeled with poorly cut out pieces of paper, always broken. Shabby
Advice to owner:
At least get proper plaques for your elevator numbers.
slow elevator, constant construction,
Former Tenant
Pros:
-never saw a cockroach or rat
-maintenance is ok
Cons:
-dishwasher never worked and maintenance would ‘fix it’ but it never really was fixed
-appliances were shoddy
-nighttime front desk guy is rude as all hell
Advice to owner:
Stop changing elevator designs.

Park Row - good location/bad management
Former Tenant
Pros:
The staff- maintenance/doormen/package room attendant - were always kind and helpful
Gym is relatively new, a good size, and very few people in it whenever I went
People in the building generally friendly
Good convenient location - easy to get to so many subways and walk to other neighborhoods
Cons:
Management changed over while I was living there but remained poor - unresponsive when there were issues to my own apartment or in the building
Elevators a constant problem and not enough communication
Advice to owner:
Communicating more would be extremely helpful. I understood there are issues that come along with an old building but not knowing if/when it was being worked on was extremely frustrating.

2 bed 1 bath - 2021-2022 review
Former Tenant
Pros:
The staff is great… doorman, package guy, and maintenance guys. The lounge and gym are nice. Laundry and trash/recycling on every floor. The unit we lived in was newly renovated so the appliances are brand new and nice (big sink, full sized fridge and gas stove). You are not responsible for the water or gas bill
Cons:
Constant maintenance on the elevator, our gas has been out for the past 2 months (feb and march) due to maintenance. They only gave us a 10% abatement on our rent. They provided 1 electric burner and 1 $50 grubhub gift card for our inconvenience.
Advice to owner:
Keep the staff you have now, they make the entire experience

No Gas, No Hot Water, Elevator breaks down
Former Tenant
Pros:
Doorman can be nice
Cons:
Property Owner will likely to say that "this maintenance will end by the summer", but the hallway renovation ended in November, and they lied and I believed.
A lot of noise from neighbouring buildings.
Level 3 (or 4) gas erosion, no gas for 3 months as of now.
Property Owner blames ConEd, but ConEd said that its the management fault for the pipe erosion and only offers 10% rent abatement with occasionally 1 snack once a week. And a one time $50 gift card.
Hot water does not exist from 3am to 5am (good bye to your after night out shower)
Elevator breaks down every now and then. The floor number is not even correct Floor 1 is labeled as Floor 6.
Advice to owner:
Please just do better.

Squandered Potential
Former Tenant
Pros:
- Finishings in apartment
- Location
- Doormen are great
Cons:
- Elevators are a disaster (broken often, lots of construction, sometimes slam to a hard stop and don't open)
- No gas/stove/oven for over 6 weeks (as of Mar '22)
- Heating is inconsistent, will shut off occasionally
- Hot water frequently unavailable
- Lobby construction
- Violent shaking/construction noise
Advice to owner:
When basic essentials aren't working, provide abatements and communicate more consistently.

Poor management but they’re trying
Former Tenant
Pros:
Spacious apartments for below market prices. Nice lobby and friendly neighbors. Great doormen
Cons:
Elevators don’t work and are genuinely dangerous (multiple people getting stuck on elevators). Currently undergoing gas pipe replacement so no gas for tenants. Super loud construction next door that shakes the apartment floors.

DO NOT LIVE HERE
Former Tenant
Pros:
The doormen are the best. They are so kind and understand this building is falling apart. Also, the building is so close to so many different subway lines. The units also looks very nice. They also reply to work requests quickly and come and fix things in your unit in a timely manner.
Cons:
SO MANY THINGS I HATE ABOUT THIS BUILDING! First, in my unit specifically, there is not hot water between 9am and 5pm. The shower will randomly get hot water but you can never predict when and it takes like 7 minutes to heat up. The kitchen sink and bathroom sink have never had hot water. Second, the gas was cut on 2/3 (it's not 3/2) and the building did not notify us before it was cut which is illegal. They refuse to reduce our rent and have given us hot plates and 1 $50 food delivery gift card per unit which is insane. We can't use our stove/ovens!! Third, they are building a new building right next door (1 Park Row) and there is constant jackhammering right outside out windows from 8am through 5pm. If you're planning on working from home, do not live here. Fourth, the elevators are always broken and people get stuck in them regularly. It's incredibly unsafe. Fifth, the washers and dryers are also out in this building because the gas was cut. I think there are 5 dryers that work in the entire building and you have to reserve them at the front desk, which the people at the front desk do not know how to do. And finally, management. The management company here does not care about it's tenants. I would not recommend anyone live here. For the price you are paying for a "luxury" building, this is not worth it in the slightest.

Do not make the mistake of living here
Former Tenant
Pros:
Location, building staff
Cons:
Extremely loud construction/vibration everyday, no gas for months, elevators don’t work/are a safety hazard, no dryers above 8th floor, unresponsive management
Advice to owner:
Do better
Worst management I have ever experienced
Former Tenant
Pros:
Loved the building before the new never ending renovation.
The doorman and maintenance staff are super nice, the neighborhood was great.
Cons:
The management is terrible:
- not responsive
- not accountable: they cut the water without letting us know - we would lose power and get no update for 24 hours - the elevators were always broken - sometimes only the freight elevator was working (I have to go down 20 flights of stairs several times)
- they would bully the tenants (I believe they have a class action law suit against them)
- construction lasted 4 years instead of 1 and with no regular updates (when I moved out it was still going on)
- they tried to change the number on the floors.... with post it on the elevator (creating confusion for all)
- they tried to kick all the decade long tenants out of the building and demanded crazy raises of rent. (So I left and refused the pay my last month in order to get my security deposit back)
Advice to owner:
Change management right away - they are aggressive, belligerent and bullies.

Elevators and management need work
Former Tenant
Pros:
The doormen (especially Lenny) were fantastic and the views/history of the building
Cons:
Management is horribly unresponsive and when they do they would rather put a bandaid on the problem than truly fix the issue. The elevators were barely in operation I am aware of multiple people getting stuck in the only 2 elevators in service. There are 6 total elevators and in the 2 years I lived there only 2 were operational.

Broke landlord = broke building
Former Tenant
Pros:
Beautiful prewar building. Apartments are not cookie cutter. Very nice staff.
Cons:
The elevators are always broken. ALWAYS. Landlords have been renovating the building for 5 years now. We still only have one working elevator, the hallways are all torn up with no new paint or carpeting. Sometimes trash can be seen in the hallway for weeks because no one bothers to vacuum. The building is way too big for the amount of staff. There is only one doorman for night hours. One of these doorman was asleep and failed to catch a homeless man from getting to the 23rd floor and sleeping in a vacant apartment for god knows how long. After all of this the landlord refused to add another doorman or a locked door with FOB access because of the COST.
Advice to owner:
Get a night time doorman.
Fix the hallways and NOT leave them mid renovation for over a YEAR.
Get new elevators. The elevators are ALWAYS broken l.
Put a water cooler in the gym WITH water.

Lovely building
Former Tenant
Pros:
Everyone here is so nice and helpful. We lived here for 3 years and always had super quick responses for maintenance, always friendly, loved loved loved living here
Cons:
Elevators were constantly under construction, but that may be fixed now
Advice to owner:
Keep Lenny and Harry forever! They are the best
Over 2 years ago
Expensive but decent
Former Tenant
Pros:
I had a corner unit that was actually massive, and really enjoyed the space.
Cons:
AC was leaking all the time but after a few weeks they fixed it and they were responsive and nice, just annoying to deal with the AC.
Advice to owner:
