Pros:
A decent and nice place to live, especially as a first or second apartment. The units are all different and the building has plenty of personality. There are some perks including an elevator, roof access, and washer/dryer in most (maybe all?) units. The managament company recently changed, and the new folks (Choice NYC) are way better.
Cons:
It's an old building, so heating and cooling are tough. We also had a few minor mice/cockroach incidents. Everyone seems pretty unsure how to dispose of recyclables, but garbage is straightforward.
Advice to owner:
Bring a space heater/AC unit if you can.

Management is a headache to deal with and common areas are somewhat dirty. Apartment was turned over in a pretty dirty state especially for the rent we are paying

You get what you pay for

Cheap, great for college students or young professionals who are starting out
Cons:
Garbage was out of control, management had it laying the hallways and smelling. TERRIBLE responsiveness, I never actually spoke with Ray (the super of the building) in person or even over the phone. Sometimes he would answer my texts or emails, even after I screenshoted weeks of my follow up and no response. The heat and the in until air conditioners always were out, and when they sent someone to fix it, it maybe worked 50% of the time. Even after “fixing it” and then it wouldn’t work, they still wouldn’t send someone to double check. I was left without heat for a month at a time, which is illegal. They also will try to overcharge you on your deposit (when moving out) for ridiculous fines, so you have to be very careful. The apartments are not all in great shape to begin with, so make sure to note ANY damage from the get go.
