Clean + high ceilings + no noise transference between apartments.
No noise protection from the street (and the live music bar two floors under), much louder than other apartments in the neighborhood + take a long time to fix things or sometimes even ignore issues such as pest control etc.
Replace the windows for more decent ones, to make it more livable + change the super.
