Ceiling fell in - no rent credit

Pros:
This building is in New York City landmark. It’s so beautiful on the outside although cosmetically could use some work on the inside. Exposed brick walls and hardwood floors and in the heart of Greenpoint.
Cons:
Takes forever to get the super to handle any maintenance issues. There is only one outlet in the bedroom and two outlets in the main room. None in the bathroom. Water is brown every time I turn it on. Pilot light on stove goes out constantly. Packages frequently stolen and the Super is aware of this and will do nothing. Heat takes forever to kick on and apartment is usually freezing. Heat is incredibly loud all day long when it does kick on.
I notified my Super and my property manager of a leak from my ceiling. It’s been over three weeks and no one has come to address it or addressed it with the upstairs neighbor where it seems to have started. Last night my Ceiling fell in and I’m told they are “working on it” but not giving any rent credit.
I also had to back pay the full months rent when I moved in even though I moved in towards the end of the month. It was nonnegotiable and not told to me upfront. So I was halfway through the signing process when I was told this. And they have a BROKER! She should have said something.
Advice to owner:
Work with your tenants. Address maintenance concerns in a timely manner and offer rent credit when you are wrong and they are put out.
