Decent for the Area

Pros:
Laundry in unit and decent layout. Great location for transportation.
Cons:
I had a mouse. Trash left out in lobby. Packages stolen.

Pros:
Lived here for semester. Safe and busy location.
Never had a problem with anything, heat is very good in the winter. Garbage disposal is in the back of the building which is convenient, walkable to Soho and village.

Pros:
I liked the convenience to the subways. the trash was always taken care of well, the building management typically responded quickly.
Cons:
the hallways felt a little dirty at times, wouldn’t turn the heat off until spring so it got REALLY hot in bedrooms.

Pretty okay apartment

Renovations were cute, location is obviously amazing and access to transit was perfect. The unit I lived in had beautiful brick wall and washer/dryer in unit which was sick. Garbage area was always maintained regularly. Fire escapes were sturdy so they were nice to hang on from time to time. Neighbors were quiet and kind but keep in mind this building does attract a lot of students so there were parties here and there.
Cons:
I have a lot of cons for this place. First, the man who rents out units in this building, Randall Smith, was terrible to work with. He would never respond, he never got us in contact with the super or landlord so any time there was an issue with the unit we had no one to contact. There were roaches and mice in the building. Any time there was anyone moving furniture or running around upstairs the brick wall would crumble and leave dust and rocks everywhere. We lost 90% of our deposit over the most minute damages, like scuffs in the walls, a mirror that was left on the wall, etc. There is no control of the heat in that building and the radiators sit directly beneath windows so all winter long it was unbearably hot even with the windows open. We used to have roof top access and the view was beautiful but at some point the landlord installed the loudest alarm that was triggered by motion so you were no longer able to get up to the roof. The apartment I rented was a really great price when we got it, and it is very obvious it is worth no more than the price we rented it for. At the end of the lease the unit was put back on the market for $3,000 higher. Bedrooms were also made super tiny during renovations, but then again that may just have been my unit. Renovations were also cute but poorly done and very cheap. And lastly, we were never warned when people would come by our apartment. Maintenance people, realtors showing prospective tenants, they would all show up unannounced.
Advice to owner:
Needs to be in much more regular contact with tenants.

Pros:
Cost and apartment layout were great roof access was great until it was taken away.
Cons:
Went multiple months without an oven because they shut off gas heat to the building. There was little communication about the status of the replacement ovens and it took numerous call to get the issue resolved.

convenient location relative to multiple subway lines, lots of restaurants nearby
Cons:
across street from detention center so always sirens, absolutely zero parking so hard to get movers, dirty area, crowded by tourists on weekends

be easier to reach for casual questions and concerns
