Pros:
Great building been here for years, haven’t had issues with pests, walls are concrete so don’t hear neighbors, rooftop is very nice, location has a lot of parks for sports nearby, Trader Joe’s and target and now Brooklyn fare are all very close

Would be nice to have central air.

Concrete walls make wifi coverage complicated.

in a building nestled between a lot of chaos, 275 south provides space and quiet luxury.

Fantastic super and maintenance staff. Door people had high turnover but for the most part friendly. Roof is beautiful.
Cons:
Management is impossible to get a hold of.

Bring the cold brew back

- Super and building employees are very friendly and do fantastic upkeep
- rooftop is really nice , just closes at midnight
Cons:
- the landlord was rude and totally unresponsive throughout - we sent an email to extend our lease and instead the super came knocking on our door with a notice we had to move out in 2 weeks
- security deposit was never returned since we couldn’t get in contact before our move out date
- rent will keep going up, tenant turnaround is every year. No one can renew since they up the rent to match a certain percentage on the salary of each tenant, sounds illegal but I just moved instead
Advice to owner:
Be more responsive and attentive to tenants, stop raising rent based on income - no one can afford to give up 70% of monthly income

Solid apartment with amazing staff

Pros:
- Staff at 275 South are phenomenal and kind. I think they're the biggest highlight of the building
- Solid gym if all you're looking for is a casual workout.
- Heat is nice and warm during the winter (sometimes too warm)
- Roof is well maintained and has an amazing view
- Location is great
- Response time is amazing, anytime an issue pops up in the apartment, the staff is ready to help
Cons:
- Gym is not good enough for a full workout and the dumbbells are weird and awkward
- Energy bills are super high for some reason. We're in a studio and our monthly bills during the summers went up as high as $360 even though we would only use A/C overnight when we slept.
- Price is high for what you get, they compare themselves to some of the super luxury buildings like One Manhattan even though they don't have the same amenity list
- Elevators break constantly. Get prepared to take the stairs.

Amazing building in LES!

24/7 Security + great staff
Very clean + well kept building
Great rooftop with views of the water
Units have lots of closets
Very responsive with maintenance requests
Cons:
No control over the heat - can get really hot in the winter
If you're not on the side of the building facing the water, the apartment doesn't get that much light (North facing)

Love the building, love my super & maintenance team. Clean and spacious
Cons:
Expensive. Though for the size it’s not as much as other buildings in the area, management won’t hesitate to raise the rent drastically each year and threaten to replace you rather than retain you. Rent has increased by 1.6K in two years. Management is also slow to respond, unclear and hard to reach. Though it’s made up for by such a great super in the building. Other than that just small things like front desk clerks not being at their desk and a building buzzer not working.
Advice to owner:
Would’ve stayed forever if you didn’t price me out!

Management and super are very responsive and attentive
The building is very cleaned and the staff is nice and attentive to your requests
Great amenities and excellent location by the East river
Excellent pest control and garbage management
Cons:

Apartments are very nice but floors, walls and closets could be made with better materials given the high rent you pay to live here

Use better materials for floors, closets and doors. Rent is very high so the quality needs to match

Lower East Side Oasis

Pros:
This incredibly well-run and well managed building is a lower Manhattan gem. It’s located off the beaten path but a close walk to the F train and within a 10 minute walk to Target & Trader Joe’s. The super and other building staff are lovely and extremely helpful. The amenities are beautiful, especially the rooftop.
Cons:
As mentioned above, the building is located off the beaten path on the far east end of the Lower East Side. Unfortunately, there is likely going to be the major construction of three 70 story supertowers on both sides of the building in the near future. This will likely cause major disruption and noise issues for building tenants.
Advice to owner:
Keep on doing the great job you’re doing! If possible, get involved in the community movement to stop the construction of the mega towers that pose a threat to the sanctity of the building!

Nice building, frustrating management

Pros:
- Beautiful, furnished rooftop with an amazing view of the Manhattan and Brooklyn bridges
- Most units have outdoor balconies
- Close to the F and M15
- Large bedrooms and closets
- Heat included is a nice plus
- The super, front desk and maintenance staff are all very kind
Cons:
- The price of rent went up a full 20%
- Nelson management is unprofessional and unresponsive. It usually takes at least ten emails with every member of their staff you can find on their website CC'd to get a response. They've never answered or returned a single one of our calls.
- The construction of enormous skyscrapers on both sides of the building is going to begin soon, and management has not addressed this at all with residents.
Advice to owner:
At the very least, answer your email and phone.

-Maintenance staff very active, get help within 1 business day
-Rooftop is clean
-Never seen rats/cockroaches
-Close to F train
Cons:
-Facilities close at midnight (roof, gym, laundry, lounge)
-Heating is not strong during the winter, can’t control temperature from the apartments
-Some doormen can be rude

*Note that my 4 star rating for the owners is one I put randomly--I never interacted with them so don't have any feelings on them.

Marco, the building super, is truly, truly a joy. The people at the front desk are also really nice, and the building has good security. I never had issues with packages or mail.
The washer/driers are decent, not the best but it can be significantly worse, so I did do my laundry in building. The roof is really nice, and it's a pretty quiet building, thanks to the walls.
Cons:
There were baby roaches coming from somewhere in my bathroom, and I never figured out where. Once I told the super, he immediately had me sign up for an exterminator, who showed up as promised for a few weeks. Didn't really help much, as they were probably coming from elsewhere in the building, but at least I felt heard LOL

The rent increase of $100 for a second year was a turn off, and I didn't renew.

Great apartment, not so great management

Rooms are very spacious and the bathrooms / kitchen have great modern finishing. The roof has the absolute best view of the city, hands down. Great lounge and gym space. Marco is a blessing!!
Cons:
Management can be extremely unresponsive and pretty unforgiving when it comes to financial matters. Elevators are on the older side and the hallways aren’t very cute.

Very clean building with excellent amenities included in the rent. Apartments are nicely equipped as well. Solid concrete walls between apartments, so there is minimal noise coming from outside.
Cons:
Slightly pricier for the area and management wasn’t always timely with responses
Advice to owner:
Slightly cheaper rent and respond to tenants for questions and maintenance quicker

They don’t do anything about people who smoke inside the building. Your apartment will smell like cigarettes and the property owner won’t do anything about it.

Advice to owner:
Do not hide real rent under promotions first year. It leads to a huge increase the second year and renter turnover. If you want loyal tentants be willing to negotiate.
