Everything here is bad

Pros:
Rooftop, convenient location
Cons:
We saw cockroaches once every few days despite meticulous cleaning and leaving no food out. We had extermination services and used baits. There are mice in the unit now and we live on the upper floors. Leaks from rain, unresponsive management, terribly maintained, terrible support when issues arise, just avoid at all costs. It is not worth the constant stress. You get close to fixing one issue only for another to present itself around the corner, and you can’t really fix anything because the pest issues are building wide.
Advice to owner:
Be more proactive in preventing infestations and make sure the building is properly maintained. Maintain good communication with tenants

Decent location for a decent price

Retail space is a well-maintained laundromat
Location is convenient (close to E Broadway F station, M15 bus stop right outside)
Cons:
Not especially clean
Mailboxes are not secure
Room gets no natural light

The closeness to the water, east village and lower Manhattan adventuring.
Cons:
The super was very poor at responding and showing up to fix things. We were without hot water for a month (in the middle of winter.) Without heat for a week around the same time, and have had issues with leaking sinks, shower and a tenant who steals packages/throes trash around at 3am and screams obscenities. Also upon moving in we realized the bedroom doors didn’t properly close and the one window does not lock.
Advice to owner:
Hire a second Super to help with the work load. And triple check with the Super’s about apartments being properly maintained and “move in ready.”

Poor maintenance, pest problems, no sign of exterminator, sanitation problems, lack of any communication
