Mediocre building in lovely area

Pros:
Hot water, heat works, neighbors keep to themselves, good communication for maintenance, double front doors, good sized mailboxes, trash area right at the front. Smells like good cooking inside
Cons:
Mice, no thermostat so it’s too hot a lot of the time, loud if you have any south-facing windows because of the alley, multiple landlords for different apartments so it’s confusing who to ask for help. Also flooding on lower floors sometimes.
