Great space, but everything else meh

Pros:
Huge apartment - 1600 sq ft., high ceilings, open space with potential for whatever you want to fill it with. Property managers are responsive and try to help solve problems.
Cons:
Gas heating that is $$$ in the winter. Heat doesn’t always work and building refuses to fix it because the city will shut off gas if you call them to look into it. Can hear neighbors through the floors, if they are making any kind of noise (literally hear TV through floors), rotation of homeless ppl begging at the bottom floor bakery (sometimes really aggressive, and/or on drugs and don’t feel comfortable entering/exiting apartment), lots of street noise in front room, kitchen appliances are low end (for how expensive the rent is), landlords are cheap and do not reinvest into property.
Advice to owner:
The building needs to be gutted and renovated for the prices you are charging. Don’t just paint the hallways and think that makes the building nice.
