Good building. Safe street. Quiet.

Pros:
- Very quiet street. Almost no riffraff. Very rarely have seen a homeless person or drug use on the block (this is an issue on other blocks in the neighborhood) - The guys at the mechanic shop and plumbing place keep the area safe - Check 311 website and DOB website (clean report - no issues which is great) to see what you are getting yourself into (any where in NYC) - Big windows - good light in most units - Common areas (lobby and hallways) all have AC which is huge - Good management. They handle repairs quite quickly - Double security doors are nice - Good roof. Nice views and lots of potential - does not get trashed by people throwing parties - Very rarely are packages swiped. There is an extra package security drop areas but mail people rarely use that
Cons:
- HVAC units are quite loud - Slate tiling goes the entire apartment which is a little weird - Limited closet space / storage - Street is very quiet and does not get that many people walking through (which for some people is a concern)
Advice to owner:
(1) Invest in more roof furniture. (2) Replace the flooring. (3) Put in storage lockers in basement and rent them out
