Pros:
Decent roof and view from said roof, new building, elevator, the finishes in the units all look nice
Cons:
It’s like ikea in that it all looks nice but was very cheaply built. It’ll get the job done but this is also from 2019 before the rent in the building skyrocketed

Good Overall, Beware Neighbors + Neighborhood

Pros:
Apartments are newly renovated (c. 2012).
Big elevator (rare for smaller building in LES).
Proximity to bars, restaurants, shops, and Essex/Delancey subway.
Access to decent rooftop and gym.
Building is generally well-managed; cleaned often and updated.
Cons:
Neighborhood can be extremely dangerous, especially on Delancey Street and east of Ridge Street. Many robberies, stabbings, unwell homeless, and the occasional shooting.
Multiple four-bedroom units lead to young people that throw parties, leave trash everywhere (occasionally urine and puke too), and generally do not consider their neighbors.
Packages always stolen, even with efforts to reduce this (cameras, parcel box, etc.).
Washing machines are dysfunctional and still only take quarters.
Management is half-responsive (sometimes immediate, sometimes never).
Advice to owner:
Have a property manager that lives on site. Communicate with residents regularly for announcements and updates. Convert 4-bedroom units to 2-bedrooms to attract more mature, respectful tenants.

Pros:
Great rooftop! Management is responsive. Large elevator for a small building.
Cons:
Basically a frat house. Large parties that lead to trash everywhere on the weekends. Still a sketchy block at night, despite decent lighting.
