Ownership is the worst you can find. Super does nothing.

Adequate Apartment - Crap Building & Maintenance

Pros:
Living in Lower East Side is one of the only pros this building provides. While it is nice that the building is away from the loud chaos that is Orchard and Ludlow Streets, being by the bridge is a blessing for bike riders/runners (but a nuisance for sound and characters on the street). The building cleanliness and pests have improved slightly since they've hired a new person who takes the trash out.
Cons:
- Trash cans are inside the building - Management does not provide lids, and residents are too lazy to walk down the stairs to dispose of trash properly. This results in smells, piles of trash, no access to the recycling bins further down the room, and FLIES. In the summer, flies can be severe.

- Building Cleanliness - My previous building mopped once a week. Here we get a spot clean every month. There's frequently trash and litter in the hallways and outside the building.

- Terrible Super - Super will gaslight you, give you attitude and take ages to fix a problem. He lives in another borough, so if there's an emergency, it's unlikely you'll get assistance.

- Theft - There are no cameras, and theft from other residents occurs often.
Advice to owner:
Get a new, responsible super who lives in or closer to the building, or pay him more and stop overworking him. CLEAN THE BUILDING. Maintain it, and hold tenants accountable for keeping it to that standard.

Definitely More spacious than other LES 2 bedroom apts at this price
Cons:
- German cockroach infestation (it’s still there)
- mice running thru all the time
- building has caught on fire twice in our 1 year lease - during the first one, we realized there were zero smoke detectors in our apt. Super tried to sneakily install one after the fact but he didn’t fool anyone.
- old and dirty appliances
- the floor is uneven. Literally slanting downward across the whole apartment.
- Broken tiles in the kitchen that were never fixed despite our complaining about it on day 1 of lease
- extremely loud and exposed to corner of Rivington / Clinton
- property managers do not care about you whatsoever

There’s no point cuz I know you don’t care :/

Never Again Ever.

Pros:
It is close to the subway.
Cons:
The cockroaches, glass and trash on the stairs, absolutely DISGUSTING smell of trash coming from the trash hole in the basement. The time there was a fire and they broke every door and didn’t tell anyone. The hundreds of flies that go in your face.

This building needs work

Pros:
Location is good, close to restaurants and bars.
Cons:
Landlord is not doing things by code, the stairwell has cracks all over the walls, garbage is never taken out and not kept in a place where rats wouldn’t get to it.

Get professional cleaners

Great location, not-so-great apartment

Lots of nearby restaurants, cafes, and bars. Close to laundromat, Target and Trader Joes.
Cons:
There were many pests found throughout the summer months despite having the exterminator come through.
Advice to owner:
Make more of an effort taking care of the apartments

-Location; close to the subway
-Place is doable if you don’t mind noise and pests
Cons:
-Pests, mostly roaches
-Super is a hit or miss
-Can hear traffic easily, it’s a busy street
-Entrance is very dirty, not well maintained
-Stairs are uneven

Take care of the building, especially the staircases. The entrance has seen better days

good location, thats it

the building was extremely dirty, they did bare minimum cleaning every 3 months at most. it was infested with roaches to the point where you would see them walking up the stairs, and they only sent an exterminator only once or twice in the year that i lived there. there was water damage in the ceiling when i moved in that they never fixed; the ceiling in the entryway completely caved in once and all they did was put spackling over it so it continued to leak every time it rained. there was once a fire in an apartment and the fire department said the entire building seemed like a violation. the management made no improvements to the building or units, and told us our rent would be made only a month before our lease was up, claiming that “covit was over” (their typo). 0/10 would not recommend, no neighborhood is worth living in a building like
this.
Advice to owner:
clean the building and try to have a single ounce of respect for the tenants that are paying your bills so you can afford sit in your cushy midtown apartments.

Lots of Potential, Poor Management

Decent area, nice neighbors
Cons:
Management is so irresponsible with maintenance. Rude super who does not give a crap about fixing anything. Acts like you killed his dog when you ask him to take care of something simple.
Advice to owner:
Fix the structural issues and stop raising rents and not doing anything to help your tenants.

Decent home in vibrant neighborhood

Immediately smells like trash and wet rodents. You can hear them rummaging as you walk by. Dirty stairs.

Better keep up in the halls/stairs/mailroom

Landlord and Super Gaslight You

Pros:
Nice location and alright light in one room
Cons:
The landlord and super consistently gaslight you about broken appliances and other issues (like broken shower or water). These issues happen frequently, and each time it is a full time affair to convince the landlord and super that something is clearly broken and to get them to fix it.
On top of all that, which is already awful, the building is extremely messy, the garbage is not properly attended to, and the building is INFESTED with roaches of both kinds. Further, the heating is not at all adequate in the winter. The pipes are also very, very loud, which is a fixable problem! But they refuse to fix it.
Lastly, they tried to hike our rent by $700, which led to us moving out. They have no concern for the people actually living there, and just want to maximize profit at the expense of people’s well being.
Advice to owner:
Stop exploiting your tenants and fix the dozens of issues with your building.
