great location, good amenities

Pros:
nice and friendly staff, responsive and caring. The building is mostly well kept, clean and pleasant. Well maintained. Roof is great, as are the other amenities.
Cons:
It is very overpriced for the area - rent was raised by 1200 dollars!! Over 15% - on top of that - false advertising on StreetEasy of what the price was originally so that apt seekers won't notice the steep price hike. It is constantly noisy - you hardly get a break from sirens. Plenty of substance users lurking around day and night.
Advice to owner:
Keep prices reasonable to decrease turnover.... a building is a community! the longer people stay the better they keep the building.

Worst building: NOT luxury (171 Chrystie)

The staff are amazing, doorwomen and janitors are amazing human but that’s where it ends.
The actual address of this building is 171 Chrystie but they have a permit for 167 Chrystie.
Cons:
Living in this building 311 calls have been mostly how I try to get things resolved. Mgmt is completely non responsive and dismissive about major issues in the building. If you like sleeping or have a restful home, this is NOT the building for you. Please please please ask questions if you decide to look here. There is noise on every floor due to major construction in the building. Multiple units have major leaks that they are just filling the gaps and reposted on street easy within days. It’s scary they are just reposting apts without fixing major issues. We’ve had ongoing construction in the basement that you can hear clearly on thr 8th floor for multiple hours a day sometimes the whole day. If you like luxury, you will quickly regret your decision to move in here for. $6k price point. Mgmt doesn’t respond for weeks at a time.

Overpriced and misleading “luxury building”

I do appreciate the package room/system, basement gym, in unit washer/dryer, and gorgeous rooftop.
Cons:
The building is clearly made with cheap materials as I am the first person to ever live in my unit and several things are already falling apart. Building management has turned over twice since I moved in eight months ago and is completely nonresponsive. I pay 4100 for my studio and believe it is a complete rip off, especially for how dangerous this street has gotten. Even after a woman was murdered in the building next-door, management refused to increase doorman hours. It is clear they did not care about tenants.
Advice to owner:
Even though the market is technically competitive, property management is charging way too much for these units as they are not worth the current rental price. If this is really a luxury building, take better care of the tenants.
