Central location but lots of old building problems

Pros:
Super is helpful and friendly, and the location is very convenient.
Cons:
There are problems with roaches, as well as heating during the winter. The windows are drafty and you can't keep the cold air out

The location is great and there’s an elevator
Cons:
The walls are thin so I hear everything from my neighbors. Management is very unresponsive. Construction all the time. No laundry. Elevator breaks down all the time. No recycling on our floor. Skinny apartments.

The location is great. Elevator in building
Cons:
The water is constantly turned off without notice. The hot water also goes out without warning. We have had 3 management companies in 3 months and none of them have been responsive. There are also bugs everywhere. We had to caulk and seal it all ourselves and that didn’t stop them either. Stolen packages are also an issue and when we asked the management for the video footage to submit a police report, they never responded. The elevator gets stuck at least once a week, often with people in it. The buzzer system in the building hasn’t worked for months. No one can buzz up and you can’t let anyone in. Lastly, we had to beg the management company just to send over lease renewal options and when they did they had increased our rent by $1500/month and we were not on a Covid priced lease. Don’t move here, they don’t care about the residents.
Advice to owner:
Get a better management team and take care of the building.

Pros:
Carlos is very nice and helpful.
Cons:
1. Water shutdown 2-3 times a month.
2. There are construction going on in the building, dust everywhere, no plastic covers, smell of paint coming into my living room.
3. Two packages missing because the front door was open all day during the construction.
4. Strangers coming and knocking on my door, try to get me subscribe, says they are from Mpower.
Advice to owner:
Just be fair to others. Karma will get you.

Lovely Live-In Super, Old 1920s Building

Pros:
Carlos the super is extremely responsive and helpful, he keeps the sidewalk clean & wakes up before 6am to make sure everyday the garbage is tidy. Anytime we’ve had a pest, drain, etc issue he has responded promptly and followed up. Its an adorable building on a relatively quiet street in a fun area.
Cons:
The entry looks like a jail, the garden next door is infested with rats (DO NOT take a first floor apartment- we haven’t had any issues but others have), its dusty because of the age of the building, the building leaks heat so its cold without a space heater
Advice to owner:
Would be worth investing in better insulation

+ Pet friendly
+ Thick walls so you don’t hear your neighbors much.
+ Location!
+ Super is very friendly and responsive
Cons:
+ Heat is not strong enough to warm an entire apartment
+recycling is a complete mess without proper sorting labels.
+ Your packages WILL get stolen multiple times
+ No laundry
+Elevator is old and breaks often
Advice to owner:
Please invest in proper recycling bins and have them properly labeled.
Please invest in a new elevator that doesn’t feel like it’s going to turn into the tower of terror at any moment.

Rats rats rats

The super is great! He is very attentive and helpful whenever he can be.
Cons:
A few really erratic neighbors. Crazy loud neighborhood. The neighborhood garden next door is INFESTED with rats, so the block is overrun with rats after dark. Like, more than I’ve seen anywhere else in New York. 311 won’t do anything about it. They thankfully ARE NOT in the apartments. I’ve seen a mouse or two in unit but there are few and far between

Work with neighboring establishments to resolve the rat issues outside!!!

Pros:
Amazing super (Carlos) who was quick to fix things and warn us of maintenance + always kept very clean and very friendly.
Quiet apt with great light. Incredible location.
Cons:
Small apt (1 bedroom) but it was great until the pandemic hit and then I needed more space
Advice to owner:
Keep it affordable

Loud parties and cockroaches

Pros:
Great location, great light for the rear facing apartments.
Cons:
Real party atmosphere with lots of loud parties in the building. Lots of families in the building too so it was really disrespectful. Also we had endless cockroaches no matter how clean we kept our apartment. There's a once a month exterminator, but he didn't always come. Management unresponsive.
Advice to owner:
Clamp down on parties and tackle the bugs.

Cons:
Illegal activity, felon tenants, management allows the tenants to illegally smoke indoors during a pandemic! Then lie about it and blame innocent other tenants. Everyone got covid at the same time because they allowed illegal Airbnb’s run out of the building. Packages always stolen. Constantly having bug and vermin issues. Steer as far away as possible.
Advice to owner:
Handle what you know is right, you have pending lawsuits that you will be facing shortly over the gas leaks you covered up, illegal indoor smoking, illegal Airbnb’s and vermin issues.

Very poorly maintained, big pest problem, lack of heat often in winter, electrical problems in apartment, very unresponsive owner

Consider finding new owner to manage and care for building the tenants deserve better

Pros:
The super is so nice and most apartments are recently renovated with new kitchens. Elevator in the building which is rare for the neighborhood
Cons:
ROACHES AND MICE! I have had consistent issues with both of these, and although the management company is “responsive” they haven’t actually fixed any off the issues.

Of all the buildings I’ve lived in New York City during my 42 years Of life this is by far the worst. The building is dirty and poorly maintained but the management and landlord are even worse. They couldn’t seem to care any less about their tenants or buildings

Location. Local NYPD support when the felon neighbors are doing drugs and screaming on the fire escapes.
Cons:
Mice, rats (yes indoors somehow), roaches, clandestine tenants coming and going at odd hours, illegal Airbnb, neighbors who threaten your life, bizarre chemical and smoke odors. Water never hot. Covid crawling all over. Elevator gets stuck at lease once a week with people in it. All packages get stolen. They lie and won't fix a thing until you finally get a city inspector and then they put a mop and broom in the hall for optics but have they ever used them? NOPE.
Advice to owner:
Hold yourself accountable to be a better person before your tenants do. Find your moral compass and QUIT jeopardizing the health & safety of your tenants. You are a vile person to make us locked into a $$ lease full of lies. It's more like a crack den here.
