12 minute walk to the train, Nearest self-service laundromat is 2 avenue blocks away, Landlord is extremely rude and consistently asks for payment for apartment issues that are legally his responsibility (painting walls, repairing windows, etc.), Incredibly old building means constant dust bunnies regardless of how much you vacuum, We had mice for months and the landlord refused to call an exterminator, instead leaving glue traps outside of our door for us to deal with it ourselves, Construction next door is very loud, Rent was raised $1k in just 2 years with absolutely no improvements to the unit.
Advice to owner:
Listen to your tenants and brush up on Tenant’s Rights Laws

Pros:
Good/safe area to live in. Pretty quiet unless your room is facing towards Houston street.
Cons:
Management/landlord will absolutely try to take advantage of you. Many reviews I’ve seen are similar to what I and my roommates experienced. They made our move out experience absolutely terrible. The super chain smokes cigarettes in the hallways, our packages were stolen SEVERAL times and when asked for security footage to see who it was, we never got that.

Supe never brought us rat traps when we asked for them, and even called us “pieces of s***” in Spanish as we were moving out. Very weird and aggressive behavior on their part, know your rights as a tenant before you move in because they will 100% try you. I would never live here ever again personally.

Great location, near a lot of great stuff, walking distance for trains, shopping, grocery shopping, bars, liquor stores, bodegas, etc

Lol. Here we go. The landlord sucks (as do all NYC landlords). I had so many packages stolen within the first few months of living there and i kept asking for the security footage and he never gave it to me after repeated attempts. I kept putting up signs about stolen packages and someone kept taking them down. A little fishy!!!

The place has mice. Holes behind our oven that an exterminator had to plug after our Live-in Supe failed to do so. Also had mice holes underneath the sink that the Supe was suppose to cover with concrete but never did. He never fulfilled requests and just was lazy and refused to do anything if it meant doing his job. He also chainsmokes cigarettes in the stairwell and the smell would fumigate throughout the entire complex.

Going back to the landlord, moving out with him was abysmal. Calling what he does a "business" is crazy. Kept telling us we had to do things by a certain date even though our lease stated we had until the last day to get all of that done. We lost a key and couldnt make a copy of it and i kept asking him how much it was to replace it and all he said was "i am not getting into an argument with you, get a copy" but we couldnt. I told him we left a set of keys on the kitchen counter (as I have done with all other apartments I have lived in) and he said that was unacceptable and I had to hand it to the Supe and I responded "Why cant the supe walk down a flight of stairs and grab them from the apartment" and the landlord said "thats not his job" lmaooooooooooooo. And our lease never stated we had to give it to the Supe, just that the landlord had to have them. In the end he just said he was gonna charge us for the lost key....which was exactly what i was asking for in the first place. Lazy, stupid and unconcerned

The building gets cleaned frequently
We had a problem with stolen packages and management took action and installed a locked cage where packages would get delivered
Supr and landlord are very quick to respond and fix any issues we have
Cons:
We had a mouse and roach problem at times
Advice to owner:
inspect holes in units to try to prevent pests

A lot of package thieves-
Landlord tried to ask me to pay double my rent upon my second lease resign (I stayed for two years) had no issue with telling you how you were replaceable and he needs the money
Pests became increasingly more of an issue- unclear if it’s due to the empty lot next door (now under construction), or if new tenants are messier or what, all I know is I have plenty of baits and traps and compliments on how clean I am so it’s not me lol
But MOST IMPORTANTLY please PLEASE learn your rights as a tenant in NY state!! I’m seeing here that EVERYONE is having the same issues with the move out process. The landlord withheld my security deposit at first and REFUSED to return my emails or texts upon moving out. Then he claims he needs over 1k in “repairs,” because I guess for him repainting and deep cleaning between tenants is not his job. Thankfully when I told him he was over the deadline to even SUGGEST repair charges he sent me my full deposit the next day so… that’s good. But yea please know your rights

Absolute scam building to move out of. If you would like your security deposit back never move in or live in the unit. They will do anything to keep the deposit including fabricate problems with the apartment i.e. things missing which never existed.
Advice to owner:
Painting and deep cleaning an apartment as tenants move is YOUR responsibility. You are a scammer

Pros:
Honestly, I love the area and my specific apartment was bright and spacious enough. Dave & James we’re super helpful when it came to fixing things/finding solutions to problems.
Cons:
The ceiling caved in our apartment right before we moved in and no matter what we did, we’d find dirt and wall crust (?) everywhere in our bathroom which always made it feel kinda dirty and gross lol. We also had black mold in our bathroom for a full year before someone did something about it, but once we brought it up to management it was resolved pretty quickly. Also, they want you to spackle AND paint upon moving out which is kind of crazy.
Advice to owner:
Moving is stressful enough. Make moving out easier for good tenants by providing paint & spackle services instead of expecting them to do it themselves.

Pros:
The landlord here was always very responsive and lovely to deal with. They repainted/ refloored all hallways while I was living here and it made a huge difference.
Cons:
Nothing really worth noting, I was on the sixth floor which was good for my legs! I did get a irreplaceable package stolen once which was unfortunate
