Terrible property managers

Pros:
Great location. East facing apts have no obstruction of view. New appliances, free laundry.
Cons:
Management is awful and misogynistic. Will mansplain to you what “on” means. Boiler is in need of replacing but they keep fixing it so they don’t have to pay for it.
Advice to owner:
Treat your tenants like you’d treat your own family/children. Replace the boiler

Not great... but not any worse than most buildings

Pros:
- Quiet, safe block
- Renovated finishes combined with pre-war charm
- New appliances
- Dishwasher
- Washer/dryer
- My unit has incredible natural light - better than anyone else I know paying a similar price in Manhattan
Cons:
We've had consistent heat and hot water problems. In Fall/Winter 2023 alone I think maintenance came to "repair" the boiler an upwards of 6 times... which is a sign we probably just need a new boiler. With that being said, if I emailed management about heat going out, they would typically respond within minutes and have someone here within hours.

Another con is old, uninsulated windows. They let in lots of outside air even when shut, making it hard to regulate temp (whether it be winter or summer). They also let in sounds from outside, so even though this block is quiet compared to the rest of the neighborhood, if someone is screaming outside the building at 2am, you will hear it loud and clear from the comfort of your bed.

Also, one small thing to note is that there is a tenant on the second floor who chain smokes in their unit (is this legal?). The smell seeps into our unit, and no doubt must seep into the immediately surrounding units. I suspect this tenant has been here for a very long time - there are several tenants who I think have been here for 30+ years - so I don't know what, if anything, could be done about it

Great units, Building common areas - Not so much

Pros:
1. almost all units have been/are in process of being renovated, I was of the first tenants to live in my unit!
2. new appliances
3. hardwood floors
4. TONS of natural light (i dont turn on a single light until the sun goes down)
5. super high ceilings, lively location, responsive management/maintenance, brand new laundry machines on EVERY FLOOR!
6. Wide stairwells good for moving!
7. good amount of storage
8. monthly exterminator visits
Cons:
1. the main entry way/halls/stairwells are dirty
2. neighbors loiter outside
3. sometimes pigeons come in through windows in stairwell???
4. outdated bathrooms
5. water takes so long to heat
6. smells like cigarettes/cr*ck in hallways sometimes...
Advice to owner:
Pls clean or reno up the common areas and then hire someone to upkeep them + better enforce no smoking in the building

Place F***** Sucks!

Pros:
Looks so bad that rioters won’t break in
Cons:
Super leaves the doors open, so packages get stolen; super’s wife needs medicating; hobos sell shoes in the hallway; always smells like ganja; maintenance guy is never on time or with proper equipment and is usually drunk off his ass.
Advice to owner:
New super, new maintenance guy - new everything!
