Okay for first New York apt

Pros:
I like my bedroom, and the direct sunlight it gets. I’m glad to only be on the second floor. Great location. Good maintenance guy.
Cons:
The street gets a shocking amount of noise because there’s always traffic jams. The heat is so high that all windows need to be opened. Sweat to death in winter. Tiny ass fridge with no freezer.

Good location. My room was huge and full of natural light
Cons:
Our toilet was broken for months since we moved in, Maintainence never truly fixed it. They only come when called to unclog it but never fixed it.
Heat fluctuates crazily and is unadjustable. Meaning you are either sweating crazy and need to open windows or freezing to death in winters. I burned myself by accident on the pipes twice.
Neighbors are young white college students who plays loud music and leave pizza boxes in the hallway. One neighbor wrote me threatening letters at the beginning of COVID (I’m asian) and proceeded to call the police on me stating that my existence is threatening his safety (I’m Asian and my partner is black). Landlord / police never did anything about his insane & racist behavior.
My packages were also constantly stolen and sometimes tore apart on the first floor. Landlord did not want to look at the camera without the cops being called.
You can hear pretty much any noise coming from upstairs from people walking to moving furnitures.
Advice to owner:
If you have a camera on the first floor, use it when tenants need to.
