Pros:
-my particular unit felt spacious and sunny
-accepts pets
-more or less responsive to issues
-tried to up my rent and was able to negotiate for lower (still raised a bit tho), don't be scared to negotiate!!
Cons:
-too cold in the winter, way too hot in the summer (bad insulation)
-light sleepers will wake up frequently (esp in winter when all the pipes rattle)
-tends to have pipe leaks and/or bursts
-packages often get stolen
-everything is pretty average for a high price, but hey it's manhattan so most apartments are bad with a high price

Not worth the insane price tag

Location is great, and we had an outdoor space (that was albeit horribly maintained)
Cons:
- mice and cockroaches are abundant and not handled (you could literally see hay from their nests coming through the floorboards)
- my apartment felt as if it was upwards of 90 degrees (above a restaurant) at all times (in the dead of winter I wanted to use my AC unit)
- when we moved in the unit was clearly not cleaned, random stuff in the fridge and in cabinets
- dingy windows looking into courtyards so it was very dark no matter time of day
- the brick walls look as if they're covered in grease ???
- nothing drained, poor circulation, packages got stolen NUMEROUS times, overall it was not a pleasant life here
- our lease was only for 10 months and at the end of it all our rent was raised $1,200
Advice to owner:
I would not have minded the rent and overall small-ness if things were properly updated and looked after

Quiet, small apartments

Pros:
Dumpster out front for easy waste disposal, bimonthly exterminator check-ins, very very quiet, even on the weekends (rare for the East Village.)
Cons:
Bad water pressure, frequent package theft from lobby.
Advice to owner:
Do not raise the rent.

Location is the only positive
Cons:
Everything. Backed up drainage system. Barely any heat. Broken screens. No screens on communicable hallway windows. Open windows in hallways during the summer and no screens so bugs can get in. Wasn’t cleaned before moving in.

They lied to us about having a private outdoor space (when applying and touring they told us it was private, only to find out once we moved in that it was shared). There are bugs, specifically gnats and roaches. They barge into the apartment without notifying us or alerting us or, god forbid, actually asking us when they could come in. The washer/dryer combo doesn’t work. We’ve asked management to fix several things (washer/dryer, bathroom fan, window screen, lightbulbs, door knob) and they don’t do it. Literally, we call them and they tell us that they’ve scheduled someone to come fix it, then when the scheduled time arrives, no one shows up. The most egregious instance was on the washer/dryer. We asked them to fix it because it had locked itself while out clothes were in it. They took so many days to get there that a pool of water collected in the bottom. When they did get there, instead of fixing it, they took our clothes out, put them in a trash bag, and put the bag in our bathtub. That’s it. They left and we just didn’t use the washer/dryer for like two months. Then the pandemic started so we need laundry in house, plus it was starting to attract roaches. So we called again and asked for an appointment. The person said they scheduled a person to come, but of course no one showed up. So we called again a few days later, and it turns out they never even scheduled anything. They straight up just forgot about it. We asked them to schedule it again and they forgot to do it AGAIN. Then they had a maintenance person come in who tried to drain it, but he was like ¯\_(ツ)_/¯. So we called again for a specialist to come, and LITERALLY THEY FORGOT TO SCHEDULE IT AGAIN!! Finally, we had to ask to speak to the person with the most authority at the management, and she scheduled a specialist. Unfortunately, it still doesn’t really work because it takes about 6 hours to do anything, but whatever. The worst part of it is that when there’s a problem that they actually care about, like leaks, they will literally just unlock your door and come in with no notice. IN A PANDEMIC!!! Yes, that continued even during COVID!! They did not give us any time to put on masks and even forced themselves in when we told them one of us was quarantining because they might have COVID!
Advice to owner:
Hire a whole new staff.
