Pros:
- the super is very responsive when text / call - well lit staircase - room is quiet - exterminator comes every month free of charge - spacious apt layout and the rooms aren’t on top of eachother and it gets a lot of light
Cons:
- packages often get stolen - street has a lot of rats compared to other areas, but consistent with most of alphabet city - bathroom is on small side

Pros:
Live-In Super is typically responsive if you call, however maintenance and fixes can still take up to a week.
Stairs are cleaned every now and then (2x a year maybe?)
Pest control every month
Large roof access
Amazing location - several restaurants, coffee, laundromat and grocery options
Nice neighbors - a mix of students and long time tenants
Cons:
Lots of rats on the street, especially on trash days
Sometimes they close off access to the roof, and install a super loud alarm that is triggered by sound
I lived in 6th floor, so walking up and down was a hassle.
Heat can be really strong, and you can control it.
Advice to owner:

Pros:
Located on a quiet street as it is a dead end street.
Cons:
Everything. RATS! Landlord still has yet to return our security deposit. It’s has been OVER 6 months! They won’t even respond to us. Very unprofessional. Do not keep the building up. We certainly overpaid for what we had.
Advice to owner:
Respond to your tenants and return security deposits that you are required to give back.
