Horrible management and pests!

Nice location and bedrooms were decent size
Cons:
Pests (cockroaches, mice) and very unresponsive and at times, rude management. Very slow to respond to maintenance requests and there were many issues through the year.
Advice to owner:
Fire your management.

Roaches, Rats, Stingy Radiator

Love the neighbors, love the location.
Cons:
Very bad roach problem sprawling even to the 6th floor. The 5-6th floor is infested with mice as well, at least I hope they are mice and not rats. I would say the whole building is infested with german roaches as I have seen them in my unit, neighbors unit, and of course the hallway and lobby. Rats are heard in the walls and seen frequently in the lobby. Don’t even get me started on the trash situation. I accidentally killed a rat by throwing my trash as the 7 others spooked me. There is a rat colony living in the trash area which makes people leave it in the hall which makes the roaches and rats come inside too. The landlord is incessantly cheap and don’t even bother calling in an emergency. It will take 2 weeks of nonstop calling to get something reminiscent of a response. The EV is full of corrupt landlords but this one is one of the extremely evil ones, but he’ll get what’s coming for him in the afterlife.
Advice to owner:
There is no advice that will extract evil from the heart.

ROACHES RATS AND MORE!

This building has a massive water damage issue in lobby (water pouring out of electrical on some occasions), package theft (standard, but there is no security camera), rat colony living in trash room and lobby, mice, and a massive roach infestation that sprawls to the 6th floor. Little to no management response, expect weeks to pass if there is an issue.
Advice to owner:
You know what you are. Evil cannot be extracted from the heart.

Mediocre overpriced location in East Village

Pros:
We were able to negotiate and put in a washer/dryer in the kitchen. The maintenance guy always responded to texts, he was over frequently to fix many things. The trash was taken out often.
We never saw a single bug or rodent and lived on the 2nd floor.
Cons:
The club below opened while we were tenants (2020), but not everything seemed on the books. The music was so loud it shook the dishes in our cabinet. When we told management they said there was nothing they could do, since the only solution would be to spend thousands of dollars on soundproofing equipment.
Management responsiveness was quick but their solutions to our problems were lousy. We had several major water leaks in our bathroom, at one point our ceiling had a massive water bubble that popped and debris and dirt fell all over our bathroom. They just painted over it...
Advice to owner:
Install a security camera in the lobby so people do not steal packages. Fix water problem...

Great first apartment

Quiet, good neighborhood, kept pre-war charm in main areas of building
Cons:
Front door seemed to always be broken (allowing anyone in), no warnings when hot water wouldn’t work or there was maintenance being done on the building, lighting in main areas should be maintained regularly
Advice to owner:
Small but meaningful changes in the common areas of the building would go a long way for tenants!

Nice apartments, terrible management of building

The apartment itself is nice, good location
Cons:
Issues include regular lack of heating/hot water, electrical issues that require replacing bc burnt lightbulbs 2-4 weeks, front doors and fire escape windows not locking, packages being stolen within minutes of delivery (front door barely closes), and cockroaches.
The apartments are nice but the building itself is kept terribly. The common areas haven’t been cleaned in over a year, and the trash area makes the entire building smell like trash (and attracts cockroaches, pigeons, and mice).
Advice to owner:
Take care of your building

Great Location, Poorly Managed

235 East 4th has an amazing location, right in the middle of Alphabet City and many of the best brunch spots in the neighborhood. The Apartment itself was spacious and well equipped. Management was generally responsive to major issues
Cons:
Unfortunately the building at is poorly maintained, which means throughout the year there were multiple major issues which needed addressing. In the year we were there the unit had more than 3 major water leaks from the above u it. Throughout the winter we found the heat often was not available - a petition was started that year to attempt to open a class action lawsuit (we didn’t partake).
Advice to owner:
Invest in your property. The neighborhood is great, but beyond the actual units themselves the building was falling apart.
