The location is fantastic. As a student in the city, it was very convenient to be so close to both F train stations. Chinatown, Little Italy, Greenwich, and Williamsburg are very easily accessible, and there is significant nightlife, which can be noisy, but makes it easier to walk alone at night. Great sunlight in the common space, and having a window to the alleyway made it much quieter and cooler in the summer.
Cons:
Unresponsive management who attempted to levy various illegal charges on my roommates for trying to sublet. Roach infested, aged, unrepaired building. They turned the heat on a month late. Garbage piles up inside to the point they send out advisories about rodents, instead of finding an alternative garbage storage solution. Gas stove is old and barely operational. The front lock was removed at one point and they didn't fix it for weeks on end, then waited an additional week and a half before inputting the new lock because it took them so long to provide everyone keys. Buzzer system is also faulty and requires ten seconds of button mashing to let anyone upstairs. Super is nice, but rarely present, and management seems unconcerned with the wellbeing of their tenants. There are a number of reasons why we will not be renewing beyond the first year.
Advice to owner:
Communicate better with your tenants. Many of these issues could have been resolved more quickly, or explained if the tenants understood why it took so long for necessary fixes to be made.

Nonexistent management, MOLD, stolen packages, pests, loud street to live on, construction going on underneath me as well, they won’t fix anything for you

Answer your emails. Get a real maintenance team.

Cons:
Managment is extremely unresponsive. When we have issues such as insect infestation or toilet not working they just don't respond to us.

When they do respond, they're not helpful at all.

Also packages get stolen all the time and they refuse to put in security cameras.
Advice to owner:
Listen to your tenants and provide better security / responsiveness!

Good location near the FMJ, and Trader Joe's nearby. Apartments are good sized for price.
Cons:
Unresponsive landlord, trash isn't taken out very often.

Cons:
Walk up, lack of double door, stolen packages, cockroaches, slow maintenance, so loud and disgusting at night you wouldn’t believe it

Stop raising rent. Have some pity

Location. Great room size. Two bath for 3 bed. Kitchen storage. Natural light. Rent price.
Cons:
Heat is way too hot. We went without windows for months. Pipes break. Ceiling broke. Toilet breaks weekly. Wasn’t clean before move in. Oven broke. No double door and front door often stays open - packages stolen. Intercom is deafening. Disgusting street on weekends.
Advice to owner:
Add another door to the lobby for protection. Be more proactive about keeping up with necessary updates so it doesn’t lead to floods or people going without windows for months. PUT IN SECURITY CAMERAS PLEASE
