Short Lived Enjoyment and lack of hot water

Pros:
Tenants often leave or share heat units. AC units may come with your unit. Building is good about installing and removing window units and DO NOT charge fees for that process.

The pest problems in the garbage area mentioned in other posts have been fixed and are no longer relevant.

Roof access is simple and offers a fantastic view! Really nice perk.

Bathrooms are reasonably sized and microwaves are pre-built. Some units have dishwashers. Building has basement laundry (expensive).

Management and super do answer the phone and do call tenants back.

Building management used to be kind until they “brought in business partners”. As far as landlords go, worse exists but the noise, lack of remediation for noise and high costs limit available value on these tiny apartments.
Cons:
Noise! Double digit annual rental increases for no increase in service. Reduce tenant turn over. Off laundry that doesn’t cost $10 per individual load.

Double digit rental increases and noise are the norm. Like most units, streeteasy pricing is inflated. 75% of the bedrooms face noise. Front facing units turned into mini 2 bedrooms suffer from awful late night noise. Bedrooms sharing a wall with the stairwell suffer from noise at all hours of day and night. If you work from home in the living room, expect to be interrupted by not communicated noise.

Laundry room is it’s own nightmare. Inconsiderate tenants making them unavailable to use and high priced laundry for a meh experience. Very on brand. At least there aren’t cockroaches in the laundry room.

Weird heat situation. Be sure to negotiate into lease landlord paying for heat or expect an extra $100-$200 charge to heat your unit in the dead of winter be inefficient electric heat unit.

Inconsistent hot water has turned into days without anything warmer than lukewarm water or ice cold water.

Super fixed something that was broken before management attempted to accuse tenant of lying about necessary repairs. Quite confused how something wasn’t broken if the buildings super had to fix it himself.
Advice to owner:
Address noise issues between apartments. Notify tenants of noise causing projects such as construction and moving. Cease with the double digit YOY rental increases and reduce tenant turn over. Don’t accuse tenants of falsely reporting repairs that bldg super are fixing.

Location, building super always super responsive and helpful, good management, flexible during covid
Cons:
A little dirty, cockroaches (they comes with the area. unfortunately), size of apts are small, expensive for what you get (your paying for the location)

Rats constantly in backyard, package theft, frequently broken laundry machines, noise levels, dirty staircase that’s not vacuumed enough

Overpriced but decent

My unit was decently sized. Prime location with dishwasher. Provides AC units and installs and uninstalls them. Responds a bit slowly. I’ve had to bother them multiple times, often having to reach out to numerous people before getting a response. Once I did though, they resolved the issue effectively and efficiently.
Cons:
The heat didn’t work so they had to install electric panels which did drive up my bill. Thankfully they paid for it. The apartments are super small and overpriced. Packages have been stolen.
