Decent no thrills apartment

Pros:
Mostly renovated apartments. Neighbors are ok, management is responsive most of the time, good area.
Cons:
Very noisy, can be dirty sometimes, homeless/someone steals packages.
Advice to owner:
More cleanliness.

Great place to live until they jack your rent

Pros:
Location, in unit washer dryer, very nice team of supers, size of apartments
Cons:
Will jack your rent and unwilling to negotiate only to lease the apartment at the rate you offered to pay, horrible management, unresponsive management that lives in california, mice, roaches, homeless people squatting in the hallways
Advice to owner:
Negotiate with your tenants, actually listen to them, be more quick to respond and take action

Lower east side Large bedrooms compared to most in the area In unit W/D and dishwasher
Cons:
Roaches everywhere Homeless people constantly on stairs to lobby Got robbed and the building management never responded.

Become better at your job

Pros:
I liked the management a lot, Ray & the service team were great. Very quickly to respond & the building itself is a very nicely maintained walk up building on the Lower East Side - I lived on the sixth floor and the stairs were annoying but not even that bad compared to other buildings I've been to.
Cons:
The noise is tough - you're on the corner of a very busy intersection along with traffic from the Williamsburg bridge, so it can be a pain. Also, the heating is super old so I had my window cracked the entire cold season since it was blasting the entire time.
Advice to owner:
lower the rent - a 3 bed was not worth 6k by the end of my time here

There are zero amenities or community presence. This can be a pro, though, if its what you're looking for.

packages sometimes stolen, homeless people sleep on the stoop and block the door to the building often
Advice to owner:
make the building more secure and make the stoop less inviting to people as it is a very popular spot for people to sit/lay down/do drugs

we had issues with our radiators spewing water ALL winter. They flooded our rooms, and the building did nothing to solve the issue.

AWFUL. When we moved in, there was black mold in the shower and they hired someone to “clean” it aka glue tiles over it. I photographed them dojng this and sent it to the landlord, who finally hired professionals to properly kill the mold. Heat was a disaster. Hot water spewed out of the pipes (which howled) and ruined our furniture. Ceiling was leaking. Homeless person was sleeping in the stairs. Constantly had trash in the stairs. Just all arojnd horrible.

Short walk to many restaurants and bar. Many units were recently renovated within the past 4 years and have relatively new appliances. Laundry in unit and dishwashers typically available.
Cons:
The building management is very unresponsive. Have had problems with cockroaches and mice. Water pressure in shower is not great. Heat is free but often times they don’t turn it on enough during the day - difficult when working at home during the pandemic. Building can be very loud when on the side facing Delancey St. Have had many packages stolen at this residence.
Advice to owner:
Have pest control come to the building during the week (M-F). Start a better and safer system for package delivery.

Apartment location was quite nice. Fun area to be living. Nice renovated bathroom and floors.
Cons:
The building management is extremely unresponsive. Took ~3 months and many follow up emails to get them to resolve an important problem with our apartments. They sent the security deposit back over two months after move out as well. Additionally, the building worked with one brokerage company exclusively. The owner of the company was extremely patronizing to us on multiple occasions.
Advice to owner:
Treat tenants with respect and respond to requests in a timely fashion.
