Cozy family tenement

Pros:
The landlord is very responsive to texts and emails. His family lives in the building so there's a heavy emphasis on security and cleanliness. Tenants are generally friendly. The units are not exactly luxe but are large for the area, efficiently designed, and well-maintained.
Cons:
Walls are thin; you can hear music and conversations in the unit next to yours. Windows are decently soundproof but, between construction during the day and sociopathic drivers honking all night, the front of the building is always noisy. No buzzer means you have to toss keys or walk down to let in guests/deliveries.
