Great Super, unhelpful management company

Pros:
The super is very helpful, responsive, and friendly Never had any pest problems in the unit (but also never had an exterminator come and also saw a mouse in the entryway)
Cons:
Packages broken into or stolen on occasion. Bad hot water- sometimes the shower will never heat up or it will go cold mid-shower Heat isn’t so great There is a resident who smokes cigarettes out of the second floor stairwell window and it makes the whole stairwell stink. The management company hardly exists. They are difficult to get in contact with. The few times we did contact them, they have been “okay” but they walk the line of being sketchy and they typically approach building issues with patchwork solutions.
Advice to owner:
Get some rugs for the hallway to help keep the floors from being a mess in bad weather

Pros:
Great location before all the morons came to the Lower East Side. I got my security deposit back.
Cons:
Building was dirty and neighbors weren't covid compliant when the lockdown went into effect, always had to pass a guy coughing and smoking on the stairwell in order to leave. Walls were thin, neighbors were loud. Bedbugs went through the building twice. After hurricane Sandy rats chewed through the walls under my sink. I dealt with the same leaking pipe in the wall that flooded my apartment 3 or 4 times. The super drinks a lot and is basically worthless.

Pros:
1. Great location 2. Cheaper rent with roommate 3. Place is somewhat maintained 4. Super sometimes responds 5. No bugs, pests
Cons:
1. Upkeep is pretty poor, there isn't much maintenance or improvements to the building other than constantly repainting their walls 2. Landlord and management is mostly unresponsive 3. Doors are in poor condition and should all be replaced. Along with windows.
Advice to owner:
Fix up some of the stuff. They are cheap fixes for the amount you make. Living in nyc, tenants should not live in a potentially unsafe building. Should be more responsible and maintain the building.

Dirty over priced and cold and stemy in summer with mice,roaches bedbugs

Cons:
Bed bugs.; roaches, mice, high lead paint in the building... no heat in the winter ...leaks from neighbors. Weeks to fixs anything ...
Advice to owner:
First the heating system, water pressure off can't get cold or hot water without being burned or frozen. The front Sewer system overflows regularly in front of the building. Mice and rats run in and out of the building. Flies in the building during the summer even hallway. Floor is slippy when wet from the rain. Paint is always peeling as well as drug addicts are in front from the research program nexts door.
