You get what you pay for

Pros:
Good location, nice natural light, good price for the space.
Cons:
Tons of trash and vagrants in the entryway. The bar downstairs does a horrible job cleaning the area and it feels dirty. There are mice throughout the building, and they will send exterminators to help, but it’s difficult when they are so prevalent. There are several squatters in the building as well it seems, as well as a contractor who works in the basement, which is a fire hazard.
Advice to owner:
Work with Rays to keep the building clean. Do not rent out the basement to someone using heavy machinery.

decent building w/awful bar on ground level

Pros:
Inside is fairly clean, video intercom, roof access. My apt is fairly nice and large, esp for the rent. Many units are rent stabilized.
Cons:
Awful loud bar downstairs, patrons constantly drink on stoop and block tenants from entering and exiting. Patrons congregate and yell/scream at all hours. Crowd control is poor. Bar also plays super loud music at all hours even 6 AM in the morning sometimes; you can hear it on the 2nd floor. There are two parklets from the bar that result in ppl congregating outside. Landlord does nothing about them.
Advice to owner:
Get rid of the bars parklets. Tell the bar owners to keep it down or get evicted. Make the bar owner do better sound proofing, reduce music volume, and do better crowd control. Be more responsive to tenant inquiries. Respond to emails and phone calls.
