- Great amenities in the apartments (washer/dryer, dishwasher) - Clean and well maintained entry - never experienced a cockroach or mouse in 3 years living in building - Amazing tenants in building with building email thread to communicate/help with concerns. Handful of tenants have been in building for over a decade
Cons:
- landlord and super are terrible at communicating, but building will be under new management/owner in 2024 - apartments facing Houston are loud from noise on street - experienced multiple packages get stolen (neighbor recently installed video camera for surveillance) - apartment could be a sauna due to that heat that you are not able to control
Advice to owner:
Need better communication with tenants - need to follow up multiple times to get a response

Pros:
Great location, actual apartments are clean.
Cons:
Unresponsive super, for emergency things like a clogged sink or broken shower he would take days to come by, then show up unannounced at 7AM or 11PM without responding to any calls or texts.
Poor security, homeless people break in frequently and steal packages.

Horrible maintenance many issue

Good neighbors, no pests, great location, decent water pressure, no heating issues.
Cons:
Building super can’t manage. Buzzer is broken every other month. Front doors always broken leading to stolen packages (anyone can walk in). Repairs done by the super are such poor quality- anything that requires more than a little tape good luck. Nothing every truly gets fixed. That’s if he even shows up. It takes weeks to get a hold of him. Last time he said he’ll be around at noon he came at 10:30pm. Literally. One time the 3rd floor light went out and a ladder with a new lightbulb sat in the stairwell for 6 weeks. A pigeon died in the stairwell and it took him four days to pick it up even though he supposedly lives downstairs. When the lease says maintenance and intercom includes beware this is not the case. Not sure if the landlord has anything to do with this but he’s also hard to reach only works a few hours a week at odd hours only reachable by office landline.
Advice to owner:
Get a new super

nice neighbors, a lot of people have lived in the building a long time. rent controlled. owned by a family that only owns a few buildings so you’re not dealing with a big management company. kind super who is fairly responsive
Cons:
they basically refuse to contract out professionals for any issues. everything is fixed by the super or other workers who don’t have the licenses they need to do the work they’re doing. this means things do not get fixed in a timely manner and when they are fixed the solution is often sloppy and half assed. despite all this i genuinely like living here i just wish they would hire actual professionals for more serious issues.

Apartments are not well renovated cheap materials and construction.

Pros:
Location, nice people in building, water pressure on lower floors ok. Owned by a person not a management company which can be good sometimes. High ceilings.
Cons:
Not well cleaned, 1 bedroom apartments made into 2 bedrooms, 2 bedrooms made into 3 so no dining space/ nowhere to eat. People hired to do construction not legit or very quality based. Rats outside and lots of water roaches inside. Hard to get repairs done.
