Good apartments but rat infested backyard

Pros:
Exposed brick in all rooms
Cons:
The backyard is infested with rats. Can’t be enjoyed whatsoever by tenants. You obviously pay for the luxury of the backyard but with these rats it’s money flushed down the toilet.
Advice to owner:
Refused to take action and now it’s too late. Start charging the rats rent at least!
