It’s on Saint Marks BUT

Near the park, dumplings, coffee shops.
Cons:
There is a pest problem. Also the building doesn’t upkeep their washer/dryer. All three washers went “OOO” for 6 days and they didn’t seem to care at all.

Laundry is a nightmare

Location - nicer than other walk ups in the area.
Cons:
We pay premium for a laundry in the basement and for the last few years i've lived here 1/3 washers AND dryers are consistently not working (out of order) and the others barely work, but in the last year especially 2 or more of the 3 machines are out of order for months at a time.
Advice to owner:
stop fixing things with bandaids

Great location, inside quite clean, generally apartments in good condition, did not have any issues with pests.
Cons:
Washer / dryers broke for multiple months with no fixes, super not always the most responsive.

This building has an awesome location right on Saint Marks place (the good part) near the park. I don’t know how the front of the building is, but on the back there is no street noise either. The super and his family are very considerate and keep everything in great shape and know all the tenants by name despite it being a 40 unit or so building. Having a decent elevator in this neighborhood is also a rare perk. My apartment is full of exposed brick and has a great layout. There are three washers and three dryers making laundry a breeze 80%+ of the time even on sundays.
Cons:
Repairs have not met expectations on two occasions.
The first, water pressure was decreased significantly in the bathroom and never restored. There is barely a trickle from the sink although showering is fine.
The second was a period where a major appliance repair took over three weeks to get done.
Additionally, the common areas have been much dirtier and there are lots of cockroaches since the old super’s son has taken over.
My only other cons have been somewhat inconsistent and uncontrollable heat in the winter (as is normal in NYC), relatively poor ventilation of the kitchen (also pretty normal), and the basement laundry not opening until 12pm on weekends when it is most busy.
Advice to owner:
Laundry price rise from 2.75->3.50 is not an inflation-adjustment, it’s extortion that lowers my opinion. Can laundry be open at 10am on weekends?

Pros:
Apartment has prewar charming personality. Fireplace too (blocked off) but super cute. Large kitchen, modern appliances, elevator.
Cons:
Constant battle with cockroaches in the apartment to the point I cannot sleep at night without having paranoia / anxiety. Have also had a mouse once and seen silverfish and other mysterious bugs a few times despite keeping the apartment extremely clean and food trash free. Laundry room / basement is not cleaned as regularly as I would want it to be so I’ve seen roaches in the basement several times and have seen a cockroach / water bug every time I’ve done laundry (weekly basis). Dryers don’t work properly, except for like 1. Street side can get noisy but is not the biggest issue. The smell from the smoke shop downstairs migrates up and my entire room can smell like weed. Thin walls between the upstairs unit. Can hear footsteps way too easily to the point it’s woken me up several times. The super has been extremely helpful to tackle the issues in the unit, and seems like the frequency of recycling / trash being taken out as been increasing.
Advice to owner:
Basement / trash / recycling needs to be cleaned more regularly for upkeep of general apartment cleanliness to avoid roaches and bugs in apartment units.

- super cleans the building everyday - laundry in basement - elevator - amazing sunlight (south facing) - awesome location - responsive management - returns security deposit
Cons:
- this building is located on St. Marks which means there is definitely some hustle & bustle on the weekends. I personally didn’t mind the noise (generally went away by 2 am on friday/saturday nights), but I can see how someone who really values quietness would not find this place compatible - had 2 roaches in the 1.5 years I lived there, not awful, but also not great - super is very very strict about trash/recycling. him and his son with 100% approach you if you do something wrong (idk how they know who threw the trash down the chute) - kitchen space isn’t the biggest, but that is expected in NYC

please install screens on the windows lol

Location, close to the okay restaurant.
Cons:
The Super want money at the end of the year. packages are stolen, the water system is dirty, you have shorted out the recycling yourself, the washer and dryer have molds in the machine.
Advice to owner:
Fire the super! Complaints about everything and refused to take action.

It’s cool to live on at Marks Building hallways and such are kept clean Elevator Laundry in the building (theres only a couple machines but I’ve never had to wait long to use them)
Cons:
Elevator is really slow, not because it’s busy just because it’s an old slow elevator This used to be the quiet block of st Marks but it’s really popping off during pandemic life, lots of bands on the street and outdoor dinning We’ve had roach and mice and silverfish seen in our apartment Gatsby (the landlord company) is really really hard to deal with, impossible to contact We’ve also had a major leak while we lived here, but it got fixed pretty quickly, however our ceiling never got repainted
Advice to owner:
To Gatsby I’d say, make yourself actually available To people you’re renting to

Pros:
Great food and day/night drinking spots around you. Attentive and nice super that will fix things immediately for you. Clean hallways. Nice neighbors.
Cons:
Old building so there are constant bugs no matter how clean your place is. Pest control doesn’t do much to help. Even had a mouse come through the place in the winter. Don’t ever mess up on recycling because the super is SUPER anal about recycling. I had him bugging me every other month if I accidentally threw out recyclable items in my trash.
