Heart of the East Village
Pros
This building has an awesome location right on Saint Marks place (the good part) near the park. I don’t know how the front of the building is, but on the back there is no street noise either. The former super’s son took over management and it’s a bit dirtier than it used to be, including a minor roach problem. Having a decent elevator in this neighborhood is also a rare perk. My apartment is full of exposed brick and has a great layout. There are three washers and three dryers making laundry a breeze 80%+ of the time even on sundays.
Cons
Repairs have not met expectations on two occasions. The first, water pressure was decreased significantly in the bathroom and never restored. There is barely a trickle from the sink although showering is fine. The second was a period where a major appliance repair took over three weeks to get done. Additionally, the common areas have been much dirtier and there are lots of cockroaches since the old super’s son has taken over. In-building laundry barely works. Many tenants, including the super himself prefer a laundromat up the block to how shit the laundry situation is. My only other cons have been somewhat inconsistent and uncontrollable heat in the winter (as is normal in NYC), relatively poor ventilation of the kitchen (also pretty normal), and the basement laundry not opening until 12pm on weekends when it is most busy.
Advice to the owners
you’d make more money on your 3.75 laundry if it wasn’t broken 2/3 of the time

Disgusting large Roaches, packages were stolen frequently, elevator broken, noise from the street, laundry machines are usually broken and uncleaned

Deal with the roaches, prevent packages from being stolen. Fix the elevator
