Can't beat location but subpar apartment

Pros:
Great location, updated appliances, decent size living room
Cons:
-Have had some roaches (little and BIG ones) in unit and see them in the hallways occasionally, if you have a unit facing the back you cannot leave your windows open or you'll get so many flies.
-Had a leak in ceiling that took way too long to fix.
-Super is actually so rude and any issue you might run into he will blame you for. He is extremely condescending and we avoid him at all costs.
Advice to owner:
Better cleaning of the hallways/ virtual doorman system so packages don't get stolen everyday/different super/

Apartments themselves are nice
Cons:
Packages are stolen and management won’t do anything about this, super is very direct (kind of rude) and not approachable
Advice to owner:
Put in security measures for packages

Pros:
no major long-term habitability issues, great location, decent appliances, relatively acceptable rent.
Cons:
overall a mediocre experience. Heat sometimes doesn't kick on in one bedroom, water will run cold, the bathroom ceiling fell in at one point, a neighbor was apparently hording lord knows what - dead bodies? The people upstairs and downstairs absolutely LOVE loud music, etc. etc. - just a pretty regular experience overall.
Advice to owner:
time to update the bathrooms.

Super harasses tenants

Pros:
The apartment themselves are nice
Cons:
1) The building needs more maintenance, there constantly dead roaches on the staircase.
2)The building super is absolutely useless and extremely rude. You can’t directly contact the super you can only leave voicemails and this super also screams at tenants and curses at them - this is behavior is extremely inappropriate and would be considered sexual harassment.
Advice to owner:
Replace the current super (get him some help) and hire somebody who doesn’t verbally harass tenants!

Apartment for the price
Cons:
The building is known for the super being incredibly rude and harassing tenants. He told some girl if she thought he’d rape her and called her a bitch
Advice to owner:
Fire the super and find someone not insane

You get what you pay for

Cheap, good location
Cons:
Big mice issue on 5th floor but know others in the building didn’t have any issues
Super was always overwhelmed by number of requests and was delayed sometimes
Advice to owner:
Be more attentive to tenants’ pest needs
