Filled with roaches

Cannot hear neighbors, great location, friendly super
Cons:
Rent goes up significantly each year (approx 20%), tons of roaches, had bedbugs in 2019

The neighborhood is great.
Cons:
Prohibited from cleaning outside of windows in lease but they haven’t been cleaned in years, the hallways are almost never cleaned and even then just a quick sweep, no particular amenities to make this building worth it in any way. They leave graffiti and bird poop all over the front until a couple days before they expect to list an apartment. The doors often have gaps and so you can hear all the hallway noises. They use the same description for every apartment in the building when listing. Any work they did was cheaply done and often used incorrect materials (like the wrong caulking). The staircases and outcroppings on the walls have years worth of dust built up.
Advice to owner:
Pay a service to clean the place once in a while so it looks bare minimum presentable.

Okay bldg, not worth market value

Pros:
Neighbors are long term, always feels safe in that way. It’s not overly noisy and decent location. Some apartments get great light.
Cons:
The bldg is old and dirty, windows are old and drafty, heat is intermittent, lately the water temperature varies a lot and pressure has always been bad. Overall some of the renovations done over the years were clearly slapped together. Issues tend to take a long time to be fixed.
Advice to owner:
Replace the old windows, clean them once in a while, get a service in to clean the whole hallway once in a while as there are years-old layers of dust. Don’t have the same contractors work on things that did in the past.
