Safe street with 9th Precinct

Pros:
South-facing sunny apartment, super is responsive via call/text. Garbage is organized and regularly disposed. Camera system in place for monitoring mail packages.
Cons:
Other than significant rent increases per lease term, there are no cons.
Advice to owner:
Some tenants have multiple rent-stab/controlled apartments throughout the city passed down from grandparents, including this building. And, some rent-control tenants (lease survivorship) no longer live here in this building, but use the cash from sub-leasing to live rent-free. This building and mgmt are great, and I'd like to stay in 1 of the stabilized units for the long-term.

Great location, but unkempt

Pros:
It is in the heart of the East Village on a quiet side street, near the police precinct. You get the best of the East Village but it's not loud or noisy like neighboring buildings that are adjacent to the avenues.
Cons:
The building is old and generally unclean. Floors and walls are warped. The bathroom (at least in our two bedroom) was extremely small. Our apartment had poor natural lighting, and the appliances either didn't work or frequently leaked. The AC was also poor in the summer/hot months. Most importantly, we had a constant roach problem that got progressively worse.
Advice to owner:
Better pest control and update the appliances.

Good value, renovated unit

Small but homey 2 bedroom, my unit was newly renovated and nice; walk up with big staircase
Cons:
Inconsistent heating in the winter; annoying neighbors on some floors
