Bringing down the house

Pros:
Reasonably priced for a one bedroom in Manhattan, good location, and spacious for NYC
Cons:
Ceiling fell through in the kitchen due to water damage and landlord took over 4 months to fix. I had notified them of persistently leaking ceiling multiple times months prior. When finally fixed (less than a month before I was slated to move out, ) they just plastered over the hole. Walls were also very thin, I could hear everything my neighbor upstairs was doing.

Good building to live in, if you can afford to stay more than a year

Pros:
For an apartment in the East Village, this building is pretty quiet. Many of the neighbors are older and keep to themselves. Garbage and recycling are well taken care of and the building is generally clean. The Super is wonderful and will promptly respond to any issues. The heating is good enough to heat the whole apartment and never had issues. The shower was good and the building never ran out of hot water. Overall, this is a fine apartment if you don't mind the walk-up and small square footage.
Cons:
Every issue with this building has to do with management. This is a walk-up, and the stairs are steep and bowed. Management has made no effort to fix them. Management will eventually respond it issues, but it'll take months and several calls on your part. My window was broken upon move-in and it took for several winter months for management to fix it. The building does provide pest control, which you will need. Make sure to catch them at the right time though, because they don't always knock on your door. If you skip one month of pest control, the roaches will swarm your apartment. Management also has no problem with screwing over their un-rent controlled tenants. Some units are still rent controlled, so management will squeeze as much money out of you as they can. I was forced to vacate when management raised my rent $250 mid-pandemic.
