Solid corporate building

Pros:
Very responsive maintenance during regular hours. Neighbors have all been great and it's relatively quiet (considering location). Never had any issues with the landlord and communication is easy.
Cons:
Like any cheap prewar the fixtures and common areas are old and every place gets the rental treatment of a dozen layers of white paint. also if you have an emergency on a weekend that requires maintenance, you'll be waiting until Monday.

Glorified NYU dorm

The location is stellar and there isn’t too much street noise.
Cons:
Recent NYU grads are up at all hours and are incredibly loud. Packages are consistently stolen (I personally had over $700 worth stolen and see notes begging people to not leave the door open bc of package theft) and the landlord and management refuse to do anything. I was told to have mail sent to my office instead. The front door of the building does not lock in the winter. There have been 4 months of renovations done non stop that can be heard throughout the building. Walls are paper thin on all sides- I can hear the people above me practicing piano at all hours and the people beside me having conversations in their kitchen. There are also no level surfaces in the apartment (floors, doorways, and counters are all at an angle). No washer/ dryer in the building.
Advice to owner:
Invest in a lobby camera, properly locking doors, and a video intercom system. Give people updates when there is planned maintenance. The glorified studio you pass as a one bedroom isn’t worth the obscene price you charge. Invest in your tenants and they’ll invest in you.

Great location, decent building, great value

Rent was good value for what you get Awesome location Cool exposed brick and hardwood floors in many units Management was as good as NYC landlords get Neighbors are reasonable and quiet
Cons:
Hallways were dark, dirty, and looked like they were out of the Soviet Bloc If you like a sense of community in your building, you won’t get it here No legal roof access
Advice to owner:
Choose a different color in the hallways and stair wells and brighten up the lights! Keep it clean and this place will instantly go up in value
