Pros:
Convenient location, “cheap” for the neighborhood (but still not worth it!!)
Cons:
Landlord was unhelpful, and creepy to my female roommate. We barely had heat in the winter. We had a mouse problem that was never dealt with. Unsurprising, as trash was kept in open bins in building entry. He wrongfully withheld our security deposit. We took him to small claims court and won but were never able to get the money back.
Advice to owner:
Take care of this building and respect your tenants.

You have the whole floor to yourself
Cons:
HORRIBLE! Rodent and roach infested! Trash in the hallway! Looks like it hasn’t been cleaned in years! The owner doesn’t care about fixing it. HORRID DUMP
Advice to owner:
Get an exterminator!

Pros:
Great location, beautiful apartment, nice layout, spacious
Cons:
Dirty stairwell, garbage is in stairwell and is not taken out often enough which makes building smell and cockroaches, currently have mice in our unit but hopefully it’s been fixed, maintenance fixing is only on weekends
