Fun and cute but St Marks is not for everyone! crazy neighbor ruined everything
Former Tenant
Pros:
Cute street with cool history, mostly good people in the building and on the block. Lots happening in the area and no room for boredom. Nice stairs to sit on outside. Management was responsive. Landlord used to own a beloved restaurant beneath the building and they also own Cafe Mogador I believe, another very popular restaurant also on the street. They’re not the greedy landlord type and appear to be good hardworking people.
Cons:
There is one serious criminal and horrible person living at 39 St Marks owned by the same landlord. Jason Itzler. He gave me a fake name. He is batshit crazy and ruined the neighborhood for everyone. I’m not exaggerating. He assaulted multiple neighbors and I informed the landlord of everything but money is apparently more important to them. They renewed his lease. I mean surely someone else would rent the apt no problem so why is he still there? I linked articles about him allegedly murdering a young girl named Julia Sumnicht. Maybe the landlord is more shady than I thought and has some connection with him. He doesn’t have a job and spent years in Rikers so not sure where the money is coming from. Seems like a liability for everyone. If he does something you can sue the landlord because they are fully in the know about him as a horrific individual. He would knock on my door in a bathrobe with no reason to be there and ended up chasing me down the street stalking me and calling me demonic. When I needed to move out a month early due to his behavior the landlord tried to hold my security deposit for last month’s rent. Pretty despicable for someone who put me in immediate danger. Surely you did a background check on this guy. Anyway I made up an elaborate lie to get the security deposit back because it’s what I was owed. When people try to play you, you have to play them even harder! Thx for the money I’m in a place now that is double the size and way cuter. Unfortunate.

As for other cons, there was a bar under my apt for a while and it was very very loud. It’s what I signed up for so not a problem to me. It was more the restaurant workers saying heinous things about women by my window at 3 am every night that frustrated me. I don’t believe the same bar will be opening back up. I have never had roaches but they appeared out of nowhere toward the end of my stay. Not sure if it’s still a problem. Upstairs neighbor had mice but hey it’s NYC I’ve seen worse.

Oh also, apt 1 specifically is haunted but the whole building might be too. I did my best to cleanse it before I left but the energy is very heavy. The landlord told me someone died of an overdose in there not too long ago and a friend on the street said his friend was murdered in there. All in apt 1 which is about 100 square feet. People in there before me destroyed the place. The man was beating his girlfriend horribly apparently. Bad energy. The landlord told me my apt gives him “bad memories” lol. I got extremely sick living there and felt like I was dying. I’m suspicious of mold because of how sick I was but cannot prove anything. The AC did smell moldy and bad. Bring your damn crystals… just not the ones purchased from Jason Itzler. Oh yeah now I remember his job he sells crystals. He gave me a bracelet and I wore it so he wouldn’t kill me but it ended up making me want to kill myself. Go figure! Good times. Someone said he was recently incarcerated again. Hopefully that’s true!
Advice to owner:

Great building with cozy apartments on a historic street
Former Tenant
Pros:
• Location—you are living on Saint Marks Place. This factor alone outweighs all major drawbacks of living here.
• Quiet and encapsulated within the building itself.
• In general, a landlord who will attempt to care for his tenants at his own pace and thus will follow management in this regard.
Cons:
• Your location—you are living on Saint Marks Place. Prepare to spend your nights wearing ear plugs if you are a light sleeper.
• Neighbors are not as neighborly—in fact, they are quite the opposite—but they are not mean in spirit either.
• Inspect and inquire about the back of the building—some strange construction flaw has blocked passageways for a cyclone of pigeons who will not take their daily virtues and hooters gospel choir any less seriously just because you moved in.
Advice to owner:
Be more compassionate and understanding toward your tenants—not all tenants will permit you to come and go into their apartments as you please. And for those who do end up catering to you, perhaps you could reciprocate and cater back to them.
