Great spot in EV

Pros:
Great location in East Village. Definitely for a younger crowd but the building is clean enough. Some of the best restaurants and spots in NYC are <500 feet away. In-unit washer/dryer combo, dishwasher, good appliances in general
Cons:
Property owners are not friendly. Any repairs they charge you for will be grossly over-charged. We've exclusively used 3rd parties since getting burned the first few times. Lots of cockroaches. Can't control heat and is often so hot we kept a window open all winter.

Cons:
The Sabet Group, who owns the property, is a bunch of scumbags who are unresponsive to maintenance requests and intentionally tries to take advantage of its tenants. There are so many obvious issues with the apartment that they do not bother to fix and they've been sued several times for fraudulence and overcharging on rent. Truly some of the worst people I have ever dealt with.

Updated appliances. Quick maintenance response.
Cons:
Mouse problem, but they will come and fill holes in the wall if you ask. Very low water pressure from the rainfall showers and kitchen sink. AC units do not work and will break in half the rooms due to the center airshaft.

Management is Terrible

Pros:
The building is in a great location, and all the residents in the building are very friendly and welcoming. Trash management is good and people clean the hallways every couple weeks.
Cons:
The interior hallways and stairs are in desperate need of repair—almost all staircases are very crooked and shaky, and the walls are bursting at the baseboards. There are many problems within units as well, including inadequate heat, no hot water, bug and mice infestations, and members of management entering units without permission and without notice.
Advice to owner:
Fix the problems and keep up with NYC housing standards—it seems like there is just problem after problem with this building, and the problems would stop is NYC housing laws and standards were followed.

Pretty good building, abysmal management

Pros:
Excellent location. All tenants are very respectful. Garbage collection is great.
Cons:
Maintenance requests can go ignored. Management can be tough to work with and dismissive and disrespectful at times.
Some heating issues— building can’t readily control temperature, so expect to be very hot sometimes and very cold other times.
Advice to owner:
Try to hear tenants out and be proactive in addressing their requests.
