Landlord only came to building once in 10 years to inspect for needed repairs
Former Tenant
Pros:
My neighbors were great, the view from the roof was great, and it was in a great location.
Cons:
The landlord and super were impossible to reach, voicemails full, never returning requests for maintenance, etc. There were roaches and mice which would run back and forth on the first floor where the trash was stored (INSIDE) on non-trash pick-up days. You literally had to play hopscotch to dodge them if you wanted to get to the staircase and up to your apartment.
Advice to owner:
Go into another business that does not involve control over people's day-to-day lives - or garner some empathy (while making money!) and provide the minimum services required for habitability in your units.

Good landlady and great stay
Former Tenant
Pros:
The location is at the heart of East Village. Great bars and restaurants nearby. The building might be old but is quite old.
Cons:
No washer/dryer in the building which can be easily accomplished. The stairs are quite steep so walking up 4/5 floors is exhausting.

Great, Except Landlord
Former Tenant
Pros:
Great location, great value for the price. Building was in decent shape.
Cons:
Landlord refused to return security deposit despite not claiming any damage. Landlord is absentee. Super only responds sometimes, and repairs are done poorly. Major pipe leak was repaired, but Sheetrock was never fully fixed for years.
