just don't expect much
Former Tenant
Pros:
location was great (plus the view from street facing windows and the roof)
Cons:
Always dirty, rodents in lower apartments, mail CONSTANTLY gets stolen, landlord wouldn't fix things that were broken even when we first moved in without some complaints. Management & maintenance had some good people but in general the building should have been kept up WAY better considering the price of units.
Advice to owner:
get better locks for the two main front doors, so that its not super easy to break into the building with a credit card and steal packages

Nice location, old building
Former Tenant
Pros:
The location is fantastic on 2nd Avenue and 12th St. There is basically no noise as it's an air-shaft apartment.
Cons:
Air shaft means no natural light whatsoever. Garbage is thrown into a bin at the bottom of the airshaft which is kinda gross. It is taken out weekly but still weird.

Good, but…
Former Tenant
Pros:
Beautiful lighting in rooms, great location
Cons:
Cleanliness issues, not most updated, management takes long time to respond

Cockroaches, bad management
Former Tenant
Pros:
Good location, decent size kitchen
Cons:
Management was awful, our whole apartments electricity started going out every couple days and I had to fight with them to come fix it, would not take care of the cockroaches in the hallway, pretty building that they treated horribly
Advice to owner:
It is bec of landlords like you that landlords have a bad reputation

My experience at 188
Former Tenant
Pros:
Great location and room sizes, super is helpful when called
Cons:
Entry way is not always the cleanest, wish there was a virtual doorman since packages often get stolen, management is slow on responsiveness or does not answer requests, the pest control service is the worst and does not respond to requests unless you call more than 3 times. Bathroom could use an update, bug problem

It’s an apartment
Former Tenant
Pros:
There are rooms, there’s a bathroom, there’s a kitchen
Cons:
Poor response time from management, cockroach and mouse issues, uneven flooring, poor garbage management, building is in disrepair on lower floors
Advice to owner:
Renovate and hire more personnel
Lots of pros and cons
Former Tenant
Pros:
Large entryway, classic New York building, gets really good light in most units, good layout
Cons:
Issues with both mice and roaches (exterminators never came), landlords are swindlers who will try to take all of your deposit
Advice to owner:
All of the units need to be deep cleaned and have new appliances. And stop stealing security deposits
Over 2 years ago
Totally fine experience
Former Tenant
Pros:
Location, Large living space, large entry at first floor
Cons:
Needs updating, tiny bedrooms, mice issue for a bit
Advice to owner:
Start renovating some of the older apmts
needs some renovations
Former Tenant
Pros:
very nice neighbors and big living room
Cons:
not much natural light, pipes clog easily, no control over heat during the winter- they just turn it on when it’s cold, and the floors are slanted
Advice to owner:
building needs more maintenance
